Bathroom resealing in Paslow Wood Common: local notes
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Rented homes near Ingatestone station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Schools such as Blackmore Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Common problems we fix in Paslow Wood Common
With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.
If you can see any of these, it’s time to have the joints looked at:
- A reseal done over the top of the old bead
- A messy, uneven bead from a previous reseal
- Failed sealant on the screen profile
- A bead that has pulled away from the tiles
Homes close to Church of St Peter and St Paul include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
What your quote should include
- What happens if the job turns out different
- Are they insured?
- What product goes in the joint
- How the surfaces are prepared before sealing
DIY versus a professional finish
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly.
For landlords and businesses
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
In hotels, rooms out of use cost money, so we plan the work room by room. We have worked in hotels as well as homes and businesses.
Aftercare tips
No joint lasts for ever, but care makes a real difference. Our tips:
- Never pick at the silicone with a blade
- Don’t leave water standing on kitchen joints
- Do not let bottles sit on the bead
- Look for lifting corners and small gaps now and then
Do not stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use helps the joint dry.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
Why deal with it now?
Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. Older cottages and farmhouses around Paslow Wood Common can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

It depends on the job. Inside work needs someone to give us access.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
What we can’t put right
Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:
- Water coming from the plumbing rather than the joint
- A tray that rocks until it’s re-bedded
- Cracked or missing grout between tiles (that’s regrouting)
If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think before booking.

How the visit works
The work is kept neat and contained to the joints we are treating, so you can get on with your day. The job generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and we explain the cure time before we leave. In a small place like Paslow Wood Common, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, generally around 24 hours.
How to prepare
- Move anything stored near the joints
- On commercial sites, let us know about site rules
- Tell us about any water getting in
