Different surfaces, different methods

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out.

Baths

The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone.

Bathroom resealing for homes and businesses in Fryerning

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on baths, kitchen worktops & upstands and basins & vanity units, and common reasons people get in touch are a messy, uneven bead from a previous reseal and gaps where the bath or tray has moved.

In a village or hamlet like Fryerning, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

What happens if it’s left?

A quick bead over the top of the old one might look better for a while, but it won’t bond. Water creeps under it and mould follows. Around Fryerning, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

If you live in an older home near Church of St Mary the Virgin, walls and floors in older homes can move, and sealant and grout show it first. For site and facilities teams at buildings such as Ingatestone Infant School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Can I do it myself?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Aftercare tips

To keep the joints looking good and working properly:

  • Stick to a soft cloth and a mild cleaner
  • Look for lifting corners and small gaps now and then
  • Avoid abrasive pads on the sealant
  • Keep bottles off the sealant line

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

Signs you need bathroom resealing in Fryerning

A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.

The most common problems we see are:

  • Water getting behind the bath panel
  • Leaking joints on a shower screen
  • Smears of silicone across the tiles
  • Sealant that has split, shrunk or peeled away

Rented homes near Ingatestone station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

FAQs for Fryerning

Do you work for landlords with property near Ingatestone station?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. You can phone 0345 464 0079 or email us with the details for a clear quote.

Will you come out to Fryerning?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you do commercial work?

Yes. We can plan bigger jobs in stages to suit the site.

Do you do kitchens as well as bathrooms?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.

Is there any odour?

Some sealants have a smell while they cure. Ventilation helps.

Is it messy?

Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.

Can new silicone go straight over the old?

No. Fresh silicone can’t stick to the old bead, so it peels away and hides mould and water. All the old sealant comes out first.

How do I get a quote for bathroom resealing in Fryerning?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

What we can’t put right

Sealant isn’t the answer to every problem, and we will tell you before work begins. It will not solve:

  • A leaking waste, trap or valve
  • Water getting in through the grout rather than the sealant
  • Movement from a bath with loose feet or no proper support

If you are not sure, just call 0345 464 0079 or drop us an email and we’ll give you a straight answer.

What we seal

  • Basins & vanity units
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Baths
  • Wet rooms
  • Kitchen worktops & upstands

How the visit works

Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Somewhere as small as Fryerning, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First the area is protected and every bit of old sealant removed.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, usually after around 24 hours.

Before we arrive

  • Keep pets and children clear of the area while we work
  • For business premises, tell us about site rules or sign-in
  • Tell us about any previous sealing or DIY attempts
