External Mastic in Scotland Street
External mastic across Scotland Street and nearby, with every bit of old sealant taken out first and a one-year guarantee.
- Cracked joints where brick meets render or frames
- Weathered mastic that no longer stretches
- Joints pointed up with cement by mistake
Different surfaces, different methods
Joints between dissimilar materials
Wherever two materials meet, they move differently. We seal the joint with a flexible exterior sealant so neither cracks the other.
Concrete and blockwork
Blockwork and concrete shrink over time and move with the seasons. We reseal their joints with backing rod and a flexible product.
How we handle external mastic in Scotland Street
Getting the depth right is half the job. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, leaving it bonded to two faces so it can move with the wall. If you’re dealing with failed seals between different materials and weathered mastic that no longer stretches, we can help, on façade panels, brickwork movement joints and render & cladding joints alike.
External sealant needs dry, clean surfaces, so work around Scotland Street is planned for dry weather. Let us know about access to every wall, plus any garages or outbuildings.
Big or small, you get the same one-year guarantee.

Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
Questions from Scotland Street
Can you do external mastic in Scotland Street?
Yes. We work across London and the South East, and Scotland Street is part of that. You can call 0345 464 0079 or email us and tell us what needs doing, and we will send you a clear quote.
What guarantee comes with external mastic in Scotland Street?
Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Will you leave a mess?
No. The area is protected while we work and cleaned up afterwards.
Can you seal joints between render and window frames?
Yes. Where different materials meet is one of the most common joints we seal. The sealant is chosen to bond to both sides.
Where do you work from?
Our base is Crawley. We work across South East England, London and Scotland.
Will there be a smell?
There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Will the old sealant be removed?
Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.
What we cannot put right
We’ll always be straight with you, so here’s what sealant can’t fix:
- Rising or penetrating damp from elsewhere in the wall
- Cutting new joints into brickwork, which is building work rather than sealant work
- Movement that’s more than a sealant joint can take
Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly.

How the visit works
Before we leave, we go over the finished joints with you and explain the cure time. The visit itself normally takes anything from a few hours to several days, depending on the building, depending on the size of the job. Somewhere like Scotland Street needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
- Old sealant and any debris are cut and raked out.
- We clean both faces of the joint and prime them where the product calls for it.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
Before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us about any previous sealing or DIY attempts
- Tell us about any water getting in

Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Look over the joints every year, ideally after winter
- Show decorators and builders where the movement joints are
- Avoid pressure-washing directly into sealant joints
- Check the sealant is paintable before painting near it
Do not paint over the new sealant unless we have said the product is paintable. Many exterior sealants are not designed to be painted.
Gaps, plants or missing sealant in a joint are worth getting looked at. Early work is quicker and leaves a better finish.
Leave it or put it right?
Done well, a resealed joint is a neat, straight line that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner so it’s worth doing right. Around Scotland Street, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What external mastic looks like in Scotland Street
London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Castle House (about 4.8 miles south-east) are a reminder that the area around Scotland Street has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.
Managing a site like Stoke-by-Nayland Church of England Primary School? Then larger buildings have long runs of movement joint that eventually need resealing. Homes close to St Mary's Church include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain.
