External mastic in East Donyland

External mastic in East Donyland

Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We strip the joint back and start again. Typical jobs include old sealant gone brittle and cracked and joints with sealant missing in places, on copings & trims, façade panels and concrete & block.

External sealant needs dry, clean surfaces, so work around East Donyland is planned for dry weather. Tell us about access to all sides of the building, including outbuildings and garages.

All of our work is guaranteed for twelve months.

What sealant work can’t fix

New sealant can’t fix everything, and we’ll tell you before we start. It will not solve:

  • Movement that is more than a sealant joint can take
  • Render that’s blown, hollow or coming away
  • Cracks in the bricks or render themselves, away from the joints

If you are not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer.

Joints and surfaces we work on

  • Copings & trims
  • Joints between brick and frames
  • Façade panels
  • Brickwork movement joints
  • Concrete & block
  • Render & cladding joints

Different surfaces, different methods

Copings and trims

Coping and trim joints face rain and sun head on. Each is resealed with a weatherproof, flexible sealant.

Cladding and façade panels

Cladding and façade panels are generally separated by sealed joints. Each joint gets a sealant that suits the panel and its movement.

How it works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes a few hours for a handful of joints, longer for a whole elevation. For a village or hamlet like East Donyland, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. Old sealant and any debris are cut and raked out.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Keep children and pets away from the work area
  • Mention any sign-in or site rules at work premises

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Show decorators and builders where the movement joints are
  • Look over the joints every year, ideally after winter
  • Keep high-pressure jets off the joints
  • Clear growth from the base of walls and joints

Have a quick look at the joints each spring. Splits, gaps at the edges or plants in the joint are early warning signs.

Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established.

FAQs for East Donyland

Do you cover smaller places like East Donyland?

Yes. East Donyland is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Wivenhoe station. Can you help?

Yes, we work for letting agents and landlords. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear quote.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Is it OK to fill a movement joint with cement?

No. Rigid materials cannot move with the wall. Where a joint has been mortared, it can often be raked out and sealed properly.

Is it worth trying it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

Can you seal over the old sealant?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

Outside joints around East Donyland

East Donyland is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Letting a property close to Wivenhoe station? Then split movement joints are easy to miss on a rental until damp shows inside. In the older streets around Church of St Lawrence, older walls, gutters and the joints where extensions meet them need a flexible sealant. For site and facilities teams at buildings such as St Lawrence Church of England Primary School, larger buildings have long runs of movement joint that eventually need resealing.

What affects the quote in East Donyland

There’s no set price list. The quote depends on:

  • The number of rooms or windows
  • The product the joint needs
  • The amount of work
  • Any working-time requirements on site

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.

What we need to know

Before you ask for a quote, have a think about:

  • How we’d reach the joints
  • Whether it has been sealed before
  • A few photos by email, if you can
  • The problem you’ve noticed

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work before giving you a price.

What happens if it’s left?

Pointing a movement joint with mortar might seem a neat fix, but it stops the joint moving. The movement then cracks the brickwork or render nearby. The correct repair is a flexible sealant with the right backing. In a small place like East Donyland, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts.
