External & façade joints in Frating, Essex
External mastic across Frating and nearby, with old sealant always removed completely.
- Joints with sealant missing in places
- Cracked joints where brick meets render or frames
- Rigid filler in a joint that should flex
What we cannot put right
Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:
- Structural movement, which needs a surveyor or engineer
- Render that is blown, hollow or coming away
- Cracks in the bricks or render themselves, away from the joints
If in doubt, call 0345 464 0079 or send us an email and we will say what we think.
Surfaces we seal
- Façade panels
- Brickwork movement joints
- Concrete & block
- Copings & trims
- Render & cladding joints
- Joints between brick and frames
How we handle external mastic in Frating
Joints in render and cladding are easy to overlook until a damp patch appears. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a matching colour. We’re often asked to deal with joints pointed up with cement by mistake and brick movement joints where the sealant has split, across render & cladding joints, brickwork movement joints and façade panels.
Somewhere as small as Frating, homes and farm buildings often face open ground, so walls and rooflines take the full force of wind and rain. Gutter joints and wall joints there need a sealant that can flex and stay put.
Big or small, you get the same 12-month guarantee.

What affects the cost of external mastic
Some jobs are bigger than they look, and some smaller. What affects the quote:
- Mould in or behind the old joints
- Any working-time requirements on site
- How much old sealant there is and how hard it is to remove
- The size of the job
We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please call 0345 464 0079 or drop us an email.
Asking for a quote
To make quoting easier, please include:
- A few pictures by email, if you can
- Roughly how big the job is
- Any previous sealing or DIY work
- What’s wrong with the joints now
Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. Whenever you are ready, ring 0345 464 0079 or drop us an email.
How it works
Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes anything from a few hours to several days, depending on the building. Somewhere as small as Frating, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- Each joint is checked and the colour of the new sealant agreed.
- We take out the old sealant until the faces are sound.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- Primer is applied wherever the sealant needs it.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Preparing for the visit

- Let us know about stairs, lifts or work at height
- Tell us about any previous sealing or DIY attempts
How to get a quote
For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we will explain what’s involved before giving you a price.
Advice
Looking after it afterwards
Aftercare is simple:
- Keep water from gutters off the wall
- Check the sealant is paintable before painting near it
- Never let anyone fill a movement joint with mortar
- Walk round the building once a year and look at the joints
Avoid pressure-washing straight into the joints. High-pressure water can lift the edges and let water in behind.
Water getting behind cladding or render can go unnoticed for a long time. When it finally shows inside, the joint may have been open for years so early resealing is worth it.
Frating buildings and the weather
Frating is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
For landlords with property near Alresford station, split movement joints are easy to miss on a rental until damp shows inside. If you live in an older home near Saint Andrew's Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

Should I try it myself first?
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Landlords, agents and businesses in Frating
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can be quoted together.
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
Why act early in Frating
Resealing a run of joints in one go is normally better than patching one at a time. They’ve weathered the same way. In a small place like Frating, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Frating questions
Does living near the coast affect external mastic in Frating?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are usually the first to need attention.
Can you help a landlord with a rental near Alresford station?
Yes, rental work is part of what we do. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we will send you a clear quote.
How long does external mastic take?
A typical job takes a few hours for a handful of joints, longer for a whole elevation. We’ll confirm how long when we quote.
Do you do commercial work?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.
Will there be a smell?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
Can you seal joints between two different materials?
Yes. Where different materials meet is one of the most common joints we seal. The sealant is chosen to bond to both sides with primer where required.
What’s an expansion joint in brickwork?
It’s a deliberate gap that lets the wall expand and contract without cracking. It’s sealed with a flexible sealant, not mortar.
Do you take out the old sealant first?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
