Frating New Build Mastic
Problem with your new-build sealant joints in Frating? We remove the old material, prepare the joints and seal them properly.
- Frame joints opening as the plaster dries
- Gaps between new skirting and floors
- Beads laid onto grit and dust from the build
About our new build mastic in Frating
We work in new homes and on new-build sites across Frating. Whether it’s one en suite or a run of plots, the method is the same: remove, clean, prime where needed, then a neat new bead. We work on skirting & floors, windows & doors and kitchens, and the jobs we see most are shower seals failing in the first year or two and plot mastic for developers ahead of handover.
In a village or hamlet like Frating, new homes are more likely to be a barn conversion or a handful of houses than a big estate. Each still needs its sealant and floor joints finished properly.
There’s a 12-month guarantee on every job, whatever its size.

Frating: your questions answered
Is Frating within the area you cover?
Yes. Frating is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for landlords with property near Alresford station?
Yes, landlords and agents are among the people we work for. Just call 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear price.
Why has my new-build shower seal failed already?
There are generally two causes: movement as the house dries and settles, and sealant laid onto dust without primer. A proper reseal deals with both.
Can you match the sealant colour to my new kitchen or bathroom?
It depends on the joint: white or clear for most sanitary joints, colours for worktops, floors and frames. We’ll agree it with you first.
Do you work for developers?
Yes. We seal plots to the developer’s programme ready for handover. Tell us the plots and the joints involved and we’ll quote.
Can you do several jobs on one visit?
Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
When is the best time to reseal in a new build?
That depends on the joint. Failed seals in wet areas need doing now, but cosmetic gaps can wait for movement to slow.
What do you put in the joint?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

What affects the cost of new build mastic
There’s no set price list. The quote depends on:
- Whether old sealant or filler has to be cut out
- The number of rooms or windows
- Which sealant suits the joint
- The number and length of the joints
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we’ll go through it with you.
What we need to know
What to tell us when you ask for a quote:
- What the problem is, such as mould, gaps, leaks or cracking
- Any access issues, like height or stairs
- Roughly how big the job is
- The address or postcode of the job
To get a quote, phone 0345 464 0079 or drop us an email with the location and a short description of the problem. We will send you a clear quote before any work starts.
Landlords, agents and businesses in Frating
In hotels, rooms out of use cost money, so we plan the work room by room. We have worked in hotels as well as homes and businesses.
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.
Honest limits
In fairness, some problems need a different trade:
- Disputes or warranty claims with your builder
- Settlement cracks that need a surveyor
- Leaking fittings rather than failed sealant
Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly before booking.

New build mastic in Frating: local notes
Frating is close to the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
For new homes near Alresford station, it’s worth checking the sealant early, while snags are still fresh.
Frating is about 3 miles east of Wivenhoe, in Essex. We carry out new build mastic for homes and businesses in Frating, as part of our work across Essex. Across Essex, we cover 644 places, Frating among them. Chelmsford is on our list too, around 24 miles away.
Every address in CO7 is covered for new build mastic, from the main roads to the quietest streets. Whether your property is on Church Road and Rectory Road or a nearby road, we can help. Different surfaces, different methods
Bathrooms and en suites
New-build bathrooms and en suites are where sealant fails most often. The old sealant comes out and anti-fungal sanitary silicone goes in after cleaning and priming.
Show homes
In a show home, the sealant is on display. Every bead is neat and coloured to suit the room.
Signs you need new build mastic in Frating
Fresh sealant can be knocked or cut by trades finishing off. If it’s disturbed before curing, the joint can be left weak, and the problem shows up after you move in.
The most common problems we see are:
- Cracks appearing as a new home settles
- Frame joints opening as the plaster dries
- Worktop and upstand sealant coming away
- Second-fix sealing on new plots
In and around Frating, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
What to look for in a quote
- How the joint is cleaned and prepared
- Whether they seal over old material or remove it
- Which colour the sealant will be
- Which sealant they’ll use, and why
How it works
Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for most snagging lists, longer for a run of plots. Somewhere as small as Frating, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
- We cut out every bit of the failed or messy sealant.
- We clean off dust from the build and prime the surfaces where the product needs it.
- We apply a sealant that suits each joint and tool it to a neat finish.
- Each area is checked and left with its cure time.
Preparing for the visit
- For business premises, tell us about site rules or sign-in
- Plan for the work area to be out of bounds to pets and children
- Let us know about parking restrictions

Advice
Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
