External mastic near Eastwick

External mastic for homes and businesses in Eastwick

We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. We pick a colour that sits well with the wall. We work on façade panels, joints between brick and frames and copings & trims, and people most often call us about panel joints letting water in and gaps where render, brick and frames meet.

Outside joints can only be sealed when they’re dry, so work in Eastwick is booked around the forecast. Let us know about access to every wall, plus any garages or outbuildings.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Why deal with it now?

It often makes sense to reseal all the failing joints on an elevation together. They’ve weathered the same way and it means sorting access once. In a small place like Eastwick, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What affects the cost of external mastic

The price is agreed before any work begins. It’s based on:

  • The old material and how stubborn it is
  • The number of rooms or windows
  • The number and length of the joints
  • The type of sealant required

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please ring 0345 464 0079 or email us and we will talk you through it.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • If it’s domestic, commercial or a hotel
  • How many joints, rooms or windows are involved
  • Any access issues, like height or stairs
  • Where the property is

To get a quote, ring 0345 464 0079 or drop us an email with the location and a short description of the problem. We will give you a clear quote before any work starts.

When it is not the sealant

New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:

  • Loose or hollow render, which needs re-rendering
  • Adding movement joints to masonry that has none
  • Rising or penetrating damp from elsewhere in the wall

If in doubt, call 0345 464 0079 or email us and we’ll say what we think before booking.

Joints and surfaces we work on

  • Render & cladding joints
  • Joints between brick and frames
  • Copings & trims
  • Concrete & block
  • Brickwork movement joints
  • Façade panels

DIY versus a professional finish

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

Walls and rooflines in Eastwick

The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Harlow, which Eastwick is part of, is one of England’s post-war new towns. Homes here were built in phases, many of them in the post-war decades, so whole streets can have gutters, trims and wall joints reaching the end of their life together.

In the older streets around Church of St Botolph, old and new materials meet at the roofline and walls, which is where sealant earns its keep. Rented homes near Harlow Town station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

What we do, step by step

When we arrive, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work starts. Most jobs take a few hours to a few days, depending on the length of joint and the access. Somewhere as small as Eastwick, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Preparing for the visit

  • Mention any tricky access
  • Mention any leaks or damp you’ve noticed

When to call us in Eastwick

Sometimes a movement joint was filled with mortar or a rigid filler by mistake. With the joint locked solid, the movement turns into cracks elsewhere in the wall.

Look out for any of the following:

  • Hard, crazed mastic that has stopped moving
  • Water getting into walls through failed joints
  • Joints with sealant missing in places
  • Gaps where render, brick and frames meet

Schools such as Pemberley Academy are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.

Questions to ask before booking

  • What happens if they find a problem under the old sealant
  • Whether the sealant suits the joint
  • Are they insured?
  • Which colour the sealant will be

10 questions to ask before booking

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Avoid pressure-washing directly into sealant joints
  • Fix overflowing gutters above sealed joints
  • Act on the first splits you see
  • Check external joints each spring

Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead.

Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.

Common questions in Eastwick

Do older homes in Eastwick need their sealant replacing?

If it hasn’t been replaced for some years, it’s normally worth it. Sealant is a maintenance item: how long it lasts depends on use, cleaning and exposure, and many homes in Eastwick may already be on their second or third set.

Can you help a landlord with a rental near Harlow Town station?

Yes, landlords and agents are among the people we work for. You can ring 0345 464 0079 or email us with the details for a clear quote.

Which products do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.

How do you reach high-level joints?

It depends on the height and the site. Low-level joints are straightforward; for higher ones, send details and we will confirm the access.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and you’ll get one quote.

Do you use backing rod?

The foam is closed-cell backing rod. It stops the sealant going in too deep and bonding to three sides, which would stop it stretching.

What information do you need?

Just the basics: the address or postcode, what’s wrong and any access issues. Then ring 0345 464 0079 or send us an email.

Will it make a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.
