External mastic in Canewdon

Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a colour to suit. Common call-outs are for movement joints with cracked, split or missing sealant and failed seals between different materials, on render & cladding joints, concrete & block and brickwork movement joints.

Outside joints can only be sealed when they’re dry, so work in Canewdon is booked around the forecast. Tell us about access to all sides of the building, including outbuildings and garages.

All of our work is guaranteed for twelve months, in Canewdon and everywhere else we cover.

Keeping the joints in good condition

Aftercare is simple:

  • Point out the joints to other trades
  • Deal with leaking gutters that soak the joints below
  • Have failed joints looked at early
  • Make sure movement joints aren’t pointed over

Only paint over the joint if we’ve confirmed the sealant can take paint. Many exterior sealants are not designed to be painted, and paint can crack as the joint moves.

Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established.

When to call us in Canewdon

Sunlight, wet weather and frost wear exterior sealant down. In time it goes hard, crazes on the surface and stops stretching, so the joint eventually tears or comes away from one side.

People usually contact us after spotting one of these:

  • Sealant that has lost its bond to the brick or render
  • Hard, crazed mastic that has stopped moving
  • Movement joints filled with mortar instead of sealant
  • Water getting into walls through failed joints

For an older house near a landmark such as Church of St Nicholas, older walls, gutters and the joints where extensions meet them need a flexible sealant.

What your quote should include

What external mastic looks like in Canewdon

London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you look after a building such as King Edmund School, its movement joints, gutters and trims need looking after like any other building’s. Rented homes near Althorne station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.

What we cannot put right

We’d rather tell you now than do work that will not last, so these are the limits:

  • Adding movement joints to masonry that has none
  • Cracking across the wall rather than at a joint
  • Render that’s blown, hollow or coming away

If you are not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer before you book.

What we seal

  • Façade panels
  • Render & cladding joints
  • Brickwork movement joints
  • Joints between brick and frames
  • Copings & trims
  • Concrete & block

What the job involves on each surface

Concrete and blockwork

Concrete faces can be dusty and porous, so cleaning and priming matter. We prime where the sealant needs it before the bead.

Render joints

Render is weaker at the surface than brick, so a low-modulus sealant is kinder to the joint edges. We prime where the product needs it.

How we quote for external mastic

Every job gets its own quote. This is what makes a difference:

  • Any working-time requirements on site
  • How much there is to do
  • Whether the work is at height
  • The number of rooms or windows

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What to tell us for a quote

There’s no need for technical detail. It helps if you can tell us:

  • Any previous sealing or DIY work
  • Where the job is, and your postcode
  • Any access issues, like height or stairs
  • The type of property

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work and give you a clear price.

How it works

When we arrive, we start by going over the job with you. Surfaces next to the work are protected before any work begins. Most jobs take a few hours for a handful of joints, longer for a whole elevation. Somewhere like Canewdon needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Preparing for the visit

  • Tell us about any water getting in
  • Clear items away from the joints we’re working on
  • Keep children and pets away from the work area

Advice

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Your questions about external mastic in Canewdon

Will you come out to Canewdon?

Yes, Canewdon is covered. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you help a landlord with a rental near Althorne station?

Yes. We work for letting agents and landlords as well as householders, and several properties can be quoted together. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear price.

How long does the job take?

As a guide, most jobs take a few hours for a handful of joints, longer for a whole elevation. Bigger jobs take longer.

Can a movement joint be filled with mortar?

No. Rigid materials can’t move with the wall. Where a joint has been mortared, it can often be raked out and sealed properly.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done.

Do you use backing rod?

Backing rod controls the sealant depth and keeps it off the back of the joint. Then the sealant bonds to two faces and can move.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.
