External mastic near Steeple

External mastic in Steeple

Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, so once it splits or hardens, the joint stops working and water gets in. Common call-outs are for rain getting behind render or cladding at a joint and sealant pulling away from one side of the joint, on copings & trims, façade panels and render & cladding joints.

In a village or hamlet like Steeple, older cottages and farm buildings often stand in the open, where walls and rooflines take the weather head on. Gutter joints and wall joints there need a sealant that can flex and stay put.

Surface by surface

Copings and trims

Metal and stone copings both move with temperature, so a flexible sealant suits them best in all weathers.

Joints between dissimilar materials

Wherever two materials meet, they move differently. We seal the joint with a flexible exterior sealant.

How it works

When we arrive, we start by going over the job with you. Surfaces next to the work are protected before we start. The work usually takes anything from a few hours to several days, depending on the building. Somewhere as small as Steeple, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. Old sealant and any debris are cut and raked out.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

How to prepare

  • Mention any leaks or damp you’ve noticed
  • Clear the area around the work
  • For indoor joints, keep the area dry beforehand if you can

Can I do it myself?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Adding movement joints to masonry that has none
  • Cracked brickwork or render that needs a builder or plasterer
  • Loose or hollow render, which needs re-rendering

If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think.

Joints and surfaces we work on

  • Façade panels
  • Joints between brick and frames
  • Brickwork movement joints
  • Render & cladding joints
  • Copings & trims
  • Concrete & block

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Check the sealant is paintable before painting near it
  • Deal with leaking gutters that soak the joints below
  • Point out the joints to other trades
  • Keep high-pressure jets off the joints

Follow the cure time we give you before the joint is knocked or disturbed. Most exterior sealants skin fast but take longer to cure right through.

Once a joint cannot move, the wall finds another way, often as cracks near the joint. Catch it early and you reduce the risk.

For landlords and businesses

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.

Outside joints around Steeple

Steeple is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For landlords with property near Southminster station, split movement joints are easy to miss on a rental until damp shows inside.

Signs you need external mastic in Steeple

UV, rain and frost all age exterior sealant. In time it goes hard, crazes on the surface and stops stretching, so the next time the wall moves, it splits or pulls away.

If you can see any of these, it’s time to have the joints looked at:

  • Sealant pulling away from one side of the joint
  • Brick movement joints where the sealant has split
  • Water getting into walls through failed joints
  • Failed sealant between panels on a façade

In the older streets around Church of St Lawrence and All Saints, an extension built onto an older house moves differently, and the joint between them takes the strain.

What your quote should include

  • Which sealant they’ll use, and why
  • What happens if they find a problem under the old sealant
  • Which colour the sealant will be
  • How the joint is cleaned and prepared

Common questions in Steeple

Is external mastic in a coastal place like Steeple any different?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are normally the first to need attention.
