Window mastic in Steeple

Why act early in Steeple

If you are painting or rendering, reseal at the same time. Fresh joints finish the job neatly. Around Steeple, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Why us?

  • Arbo and Everbuild products
  • 180+ five-star Google reviews
  • One-year guarantee on every job
  • Anti-fungal sanitary silicone in wet areas

About our window mastic in Steeple

Frames and walls do not move together. Heat and cold make frames grow and shrink against brick or render that hardly moves. That is why the joint needs a flexible, low-modulus sealant rather than something rigid. We work on uPVC windows, aluminium frames and timber windows & doors, and the jobs we see most are white mastic on grey or black frames and old mastic that has gone black or come away.

Homes in small places like Steeple often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

Each job carries a 12-month guarantee, whatever its size.

Surface by surface

Aluminium frames

Coated aluminium needs a compatible sealant, and acetoxy silicones are not used, as they can attack some metals. Neutral-cure sealant is the safe choice.

Timber windows & doors

Older timber windows in stone or brick can suit sand mastic rather than modern sealant. We’ll tell you which suits your home.

What happens on the day

When we arrive, we look over the joints with you first. We protect the surfaces around the joints before work begins. The work generally takes a few hours for a few frames, or a day or more for a whole house. Somewhere as small as Steeple, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Getting ready for the visit

Advice

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Questions from Steeple

Can you help a landlord with a rental near Southminster station?

Yes, landlords and agents are among the people we work for. You can phone 0345 464 0079 or email us with the details for a clear quote.

Does the coastal weather in Steeple affect outside sealant?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Can I do it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

What does window mastic cost?

Size, access and the old material all affect the cost. Call for a quick quote.

Can you do the inside joint as well?

Yes, we do both. Indoors, we seal between the frame and the plaster or reveal.

Can you quote for more than one area?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Frames and glazing around Steeple

Steeple is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Rented homes near Southminster station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.

Do you need window mastic in Steeple?

Older frames were often sealed with products that set hard. Once it has hardened, the frame’s movement tears it from the wall, and a gap opens along one edge.

People normally contact us when they notice one of these:

  • Mastic that has split away from the wall
  • Cracked internal joints between frame and plaster
  • Gaps left after new windows were fitted
  • Sealant in the wrong colour for the frame

Homes close to Church of St Lawrence and All Saints include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What your quote should include

  • How the colour is chosen
  • What happens if the job turns out different
  • How long the guarantee is
  • What product goes in the joint

What we cannot put right

To be straight with you, some problems need a different trade:

  • Faulty window hardware
  • Penetrating damp from a failed cavity tray or render
  • Misting between the panes of a double-glazed unit (that needs a new unit)

If you are not sure, just ring 0345 464 0079 or email us and we will give you a straight answer before you book.
