Window mastic in Witham, done properly

Colour matters on a frame. We can seal in white, brown, anthracite grey, black or clear, so the line suits the frame instead of standing out. If you are dealing with hard, cracked sealant around windows and water coming in at the bottom corners of a door, we can help, whatever the surface.

Walls in Witham that face the prevailing wind take the most weather, so the mastic there tends to fail first. Checking every frame, not just the obvious one, is time well spent.

Every job comes with our one-year guarantee.

Common questions in Witham

I let a flat near Witham station. Can you help?

Yes. We work for landlords and agents as well as householders. You can phone 0345 464 0079 or drop us an email with the details for a clear quote.

Do you cover Witham for window mastic?

Yes. We work across London and the South East, and Witham is part of that. You can call 0345 464 0079 or email us and tell us what needs doing.

Do you do commercial work?

Yes, regularly. We can plan bigger jobs in stages to suit the site.

Do you work on first-floor windows?

Yes, in most cases. Access is planned before any work starts, so mention the height and anything in the way.

Is the work guaranteed?

Yes. Every job comes with our 12-month guarantee, and we are fully insured.

Will there be a smell?

Possibly a little. Any smell clears as the sealant cures.

Can you seal over the old sealant?

No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. We remove it all first.

What should I tell you?

Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply call 0345 464 0079 or drop us an email.

Witham homes and the weather

London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Letting a property close to Witham station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. If you live in an older home near Witham United Reformed Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

What happens if it’s left?

Choosing the product is half the job. Decorators’ caulk and bathroom silicone aren’t designed for outside joints that move. A low-modulus exterior sealant keeps its stretch through hot and cold weather. In Witham, as anywhere, most leaks start as a small gap in a joint, and they’re far easier to fix early.

The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and give you a clear quote before we start.

Why Witham customers choose us

  • Colour agreed with you before work begins
  • Every job guaranteed for a year
  • More than 20 years in sealant work
  • White, clear, grey or coloured to suit, where the product allows

Read our cost guide or what customers say.

When it is not the sealant

We will not take on work that will not last, so these are the limits:

  • Broken hinges, locks or handles
  • Condensation trapped between the panes
  • Damp coming through the wall itself rather than the frame joint

If you’re not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer.

Joints and surfaces we work on

  • Aluminium frames
  • uPVC windows
  • Patio & French doors
  • Composite doors
  • Timber windows & doors
  • Window sills

How the job changes by surface

Timber windows & doors

Older timber windows in stone or brick can suit sand mastic rather than modern sealant. We can talk through the options.

Patio & French doors

Heavy door frames can move more than windows. A flexible sealant copes with that.

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Do not aim a pressure washer at the joints
  • Wash the frames with mild soapy water
  • Walk round the house once a year and look at the joints
  • Don’t use solvent cleaners on the joint

Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

Can I do it myself?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Do you need window mastic in Witham?

Joint shape matters as much as the product. A thin smear across a wide gap has nothing to it, and a gap filled solid cannot flex. Backing rod sets the right depth.

The most common problems we see are:

  • Old mastic that has gone black or come away
  • Gaps left after new windows were fitted
  • Whistling draughts around closed windows
  • Hard, cracked sealant around windows

Schools such as Maltings Academy are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

What your quote should include

  • When the joint can take water or movement
  • Which sealant they’ll use, and why
  • Whether all the old sealant comes out first
  • Who turns up on the day

Our hiring checklist

How it works

When we arrive, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. Most jobs take a few hours for a few frames, or a day or more for a whole house. For a job in Witham, we need access to where the work is and somewhere nearby to park. If the job is outside, mention gates, side access and anything above ground floor.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

Preparing for the visit

  • Let us know about stairs, lifts or work at height
  • Keep pets and children clear of the area while we work
  • Clear items away from the joints we’re working on
