Bathroom Resealing in Steeple
Bathroom resealing for Steeple, by sealant specialists with 20+ years’ experience. Rated 4.9 on Google from 180+ five-star reviews.
- A messy, uneven bead from a previous reseal
- Sealant that has split, shrunk or peeled away
- A reseal done over the top of the old bead
What happens if it’s left?
Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. In a small place like Steeple, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Bathrooms and kitchens in Steeple
Steeple is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
In the older streets around Church of St Lawrence and All Saints, walls and floors in older homes can move, and sealant and grout show it first.

How the visit works
There is not much for you to do on the day. Show us the job and we will take it from there. The job generally takes a couple of hours for a single bath or shower, including the tidy-up. In a small place like Steeple, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us about any water getting in
- Mention if the joints have been sealed before
Getting a quote
Getting a quote is simple: let us know the job and the location and its rough size. A few photos by email make the job easier to understand, and we will take it from there.
Related advice
Looking after it afterwards
A little care helps the new joints last. We recommend:
- Keep bottles off the sealant line
- Use gentle cleaners on the silicone
- Never pick at the silicone with a blade
- Dry the bead with a towel now and then
Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally won’t remove it. Catching it early keeps it a simple reseal.
Common problems we fix in Steeple
Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.
Common reasons people contact us include:
- Black mould in the silicone that will not clean off
- New sealant laid over old sealant that is now lifting
- Lumpy, uneven sealant from a DIY attempt
- Cracked, shrunken or lifting silicone
If you let a flat or house near Southminster station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

How the job changes by surface
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so both are resealed with anti-fungal sanitary silicone.
Baths
A bath shifts slightly every time it’s filled, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point.
