Bathroom Resealing in Tillingham

Problem with your baths, showers and worktops in Tillingham? We cut out the old, prepare the joints and apply the right sealant.

  • Two layers of silicone, both failing
  • Failed sealant on the screen profile
  • Water getting behind the kitchen upstand

Bathroom resealing for Tillingham homes and businesses

Bathroom resealing in Tillingham

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. If you are dealing with shrunken sealant along the back of a worktop and failed sealant on the screen profile, we can put it right, whatever the surface.

In a village or hamlet like Tillingham, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

Our work is backed for twelve months.

What happens on the day

There’s no need to move everything out, only the area right around the joints. We protect the rest, and the job takes a couple of hours for a single bath or shower in most cases. Somewhere as small as Tillingham, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

Advice

How the job changes by surface

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out.

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.

Why it’s worth doing now in Tillingham

Sorting it now is quick: the work takes a morning or an afternoon for most single baths and showers. Wait for a leak and you may be looking at panels off, drying out and redecorating too. Older cottages and farmhouses around Tillingham can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Tillingham questions

Is Tillingham within the area you cover?

Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you work for landlords with property near Southminster station?

Yes, we work for landlords and letting agents. Just ring 0345 464 0079 or drop us an email and tell us about the property, and we’ll send you a clear quote.

What information do you need?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Can new silicone go straight over the old?

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

Are you fully insured?

Yes. We’re fully insured, and we can confirm the details when we quote.

Does someone need to be in?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you do not need to watch us work.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Where are you based?

We work from Crawley. Our applicators cover Tillingham.

Do you need bathroom resealing in Tillingham?

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants aren’t designed for a joint that is wet every day, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.

The most common problems we see are:

  • Mouldy sealant that has gone black
  • Failed sealant on the screen profile
  • A reseal done over the top of the old bead
  • Smears of silicone across the tiles

If you let a flat or house near Southminster station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Questions to ask before you book

Bathrooms and kitchens in Tillingham

Tillingham is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

Homes close to Church of St Nicholas include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Tillingham is about 9 miles east of Maldon, in Essex. From the centre of Tillingham to the outskirts, bathroom resealing is available for homes and businesses alike. Tillingham is one of 644 places in Essex we cover for bathroom resealing. You can also see our page for Chelmsford, about 17 miles away.

All of CM0 is covered for bathroom resealing. We cover properties on Vicarage Lane, Mill Road and Marsh Road and the roads around them. Nearby, we also carry out bathroom resealing in Dengie (1 mile south), Asheldham (2 miles south-west), Southminster (3 miles south-west), Steeple (3 miles west) and Stoneyhills (5 miles south-west). Within a short drive, we also cover Colchester (13 miles north), Clacton-on-Sea (14 miles north-east), Maldon (9 miles west), Rayleigh (14 miles south-west), Witham (13 miles north-west) and Rochford (11 miles south-west).

What sealant work cannot fix

We will always be straight with you, so here’s what new sealant will not do:

  • Movement from a bath with loose feet or no proper support
  • A cracked shower tray or bath (that needs repair or replacement)
  • Cracked or missing grout between tiles (that’s regrouting)

If you are not sure, just phone 0345 464 0079 or drop us an email and we’ll give you a straight answer.

What we seal

  • Basins & vanity units
  • Wet rooms
  • Shower trays & enclosures
  • Baths
  • Kitchen worktops & upstands
  • Sinks & splashbacks

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Use gentle cleaners on the silicone
  • Wait for the cure time we give you
  • Squeegee the walls and tray after use
  • Check the joints every few months for splits or lifting

Keep bottles and razors off the sealant line, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
