Good Easter External Mastic
Sealing brickwork movement joints, render, cladding and façade joints for homeowners, landlords and businesses in Good Easter. Fully insured, ARBOMaster approved and guaranteed for a year.
- Joints with sealant missing in places
- Joints where the bead has come unstuck
- Weathered mastic that no longer stretches
How we handle external mastic in Good Easter
External mastic is a job where short cuts show quickly. Overfilled joints, missing backing rod and sealant laid over old sealant all tend to fail early. We take the old material out and do it properly. If you’re dealing with weeds or debris growing in open joints and water getting into walls through failed joints, we can put it right.
Older homes in small places like Good Easter may be stone, brick or timber-framed, often with later extensions. The joints where those materials meet are the weak points, and they need the right sealant at the right depth.
The work is covered for a year after we finish. If anything isn’t right with it, phone 0345 464 0079 or drop us an email.

Surface by surface
Copings and trims
Coping and trim joints face rain and sun head on. We reseal them with an exterior sealant suited to the material.
Brickwork movement joints
Brick movement joints are often mistaken for a missing mortar line. If that’s happened, we rake it out and reseal it properly.
Good Easter: your questions answered
Is there a guarantee on external mastic in Good Easter?
Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.
Do you cover Good Easter for external mastic?
Yes, Good Easter is within the area we cover. Our work covers London and the South East. Just ring 0345 464 0079 or drop us an email with a few details of the job, and we will give you a clear quote.
Do you hold any approvals?
Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Can you seal joints between two different materials?
Yes. Where different materials meet is one of the most common joints we seal. We use a flexible sealant suited to both surfaces.
Will there be a smell?
Possibly a little. It fades as the sealant cures.
Can a movement joint be filled with mortar?
No, not if it’s a movement joint. Filling it with mortar defeats its purpose, and the wall may crack nearby. A flexible sealant is the right fill.
How long should I leave it?
Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint before we leave.
How long will you be here?
Typically it takes anything from a few hours to several days, depending on the building. Bigger jobs take longer.

What else we do in Good Easter
DIY sealant or a professional job?
If you’ve already had a go yourself, that’s fine. We cut it out and start again.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
When it isn’t the sealant
We will not take on work that won’t last, so these are the limits:
- Movement that’s more than a sealant joint can take
- Rising or penetrating damp from elsewhere in the wall
- Cracking across the wall rather than at a joint
If you’re not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer before booking.
What we seal
- Concrete & block
- Brickwork movement joints
- Façade panels
- Render & cladding joints
- Copings & trims
- Joints between brick and frames
Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Check external joints each spring
- Fix overflowing gutters above sealed joints
- Point out the joints to other trades
- Keep high-pressure jets off the joints
Give the sealant the cure time we tell you before anything rubs against it. Most exterior sealants skin fast but take longer to cure right through.
Small splits are the time to act. At that stage it’s a simple cut out and reseal before water has had years to get in.
Outside joints around Good Easter
The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
In the older streets around Church of St Andrew, older walls, gutters and the joints where extensions meet them need a flexible sealant.

For landlords and businesses
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can be quoted together.
How it works
There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes a few hours for a handful of joints, longer for a whole elevation for a typical job. Somewhere like Good Easter needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- The faces are brushed clean and primed where the product requires it.
- Backing rod sized to the joint goes in to set the depth.
- The exterior sealant is applied, tooled and checked along its length.
Getting ready for the visit

What we are called out for in Good Easter
The wrong product in a moving joint is a classic cause. A high-modulus or general-purpose sealant can be too rigid for a busy joint, so it pulls away from the edges.
Look out for these signs:
- Failed sealant between panels on a façade
- Sealant that has lost its bond to the brick or render
- Joints pointed up with cement by mistake
- Old sealant gone brittle and cracked
In and around Good Easter, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.
