Floor joint sealing in Good Easter
Floors move, and the joint where they meet a wall, skirting, threshold or another floor has to move with them. Skirting-to-floor gaps, tiled floor joints and concrete joints are all sealed. Common call-outs are for rigid edge joints in tiled floors and gaps between floors and kitchen plinths, on concrete floor joints, wet room & bathroom floors and commercial floors.
In a village or hamlet like Good Easter, new homes are more likely to be a barn conversion or a handful of houses than a big estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.
A one-year guarantee comes as standard, so you are covered after we have gone.

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Different surfaces, different methods
Commercial floors
Shops, offices, warehouses and units all have floor joints that need sealing. We talk through the traffic and choose a sealant suited to it.
Tiled floors
Tiled floors need movement joints at edges and across large areas. We replace grout with flexible sealant along the right lines.
What happens on the day
We keep the work tidy and contained to the area we’re working on, so you can carry on as normal. Expect the work to take a morning or an afternoon for most homes, and we tell you how long to leave it before we go. Somewhere like Good Easter needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- The room is cleared along the joints so we can reach them.
- We take out the cracked caulk, grout or old sealant.
- Edges are cleaned and dried.
- A flexible sealant suited to the floor is applied and tooled.
- Finally, we check the work and talk you through aftercare.
Getting ready for the visit
- Let us know about stairs, lifts or work at height
- Plan for the work area to be out of bounds to pets and children
- Let us know if you’ve seen damp or leaks

Why act early in Good Easter
Regrouting a cracked line in a tiled floor rarely fixes it. If the floor needs to move there, the grout will crack again. A flexible movement joint is the fix. In a small place like Good Easter, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Good Easter: your questions answered
Is Good Easter in your area for floor joint sealing?
Yes, Good Easter is within the area we cover. Our work covers London and the South East. Just call 0345 464 0079 or drop us an email with a few details of the job.
Is floor joint sealing in Good Easter guaranteed?
All our work, in Good Easter and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
Can you quote for more than one area?
Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Can you add a movement joint to a tiled floor?
Often, yes, where it suits the floor. We remove the grout and seal the line with flexible sealant.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.
How do I get a quote for floor joint sealing in Good Easter?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
What causes gaps between the floor and skirting?
Movement from drying timber and settling floors. Caulk tends to crack; a flexible sealant doesn’t.
Keeping the joints in good condition
How long the joints last depends on use and care. We suggest:
- Use a well-wrung mop rather than flooding the floor
- Lift furniture rather than dragging it across joints
- Sweep along the edges of the floor
- Mark off resealed joints in warehouses
Silicone sealant isn’t made to take paint. If you plan to paint, we’ll use a paintable product.
A tiled floor that cracks along a line will keep cracking until it can move. A flexible joint added early helps protect the tiles themselves.
