How we handle external mastic in Runwell

Joints in render and cladding are easy to overlook until a damp patch appears. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a colour to suit. We work on joints between brick and frames, concrete & block and façade panels, and people most often call us about joints with sealant missing in places and leaking joints around cladding and façade panels.

Houses in smaller places like Runwell can stand more in the open than those in a built-up town, so exposed walls and rooflines take more wind-driven rain. Joints on those sides are generally the first to go.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

What we do, step by step

Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours to a few days, depending on the length of joint and the access. A visit to Runwell is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Cladding and façade panels

If the façade has a specified sealant, that’s what we use. Send us any details you have about the façade.

Joints between dissimilar materials

Joints where frames, sills or panels meet the wall are common leak points. The old joint is removed and a sealant that bonds to both sides goes in.

Do you need external mastic in Runwell?

Joints sealed without backing rod, or far too deep, rarely last. Sealant bonded to three sides has nowhere to go and rips as the joint opens.

Look out for any of the following:

  • Sealant pulling away from one side of the joint
  • Moss and dirt in joints with no sealant left
  • Damp patches traced to an open external joint
  • Movement joints filled with mortar instead of sealant

If you let a flat or house near Wickford station, outside joints that have cracked can let damp into a rental, so check them between lets.

How to choose a mastic man

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Walls and rooflines in Runwell

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For site and facilities teams at buildings such as Runwell Community Primary School, larger buildings have long runs of movement joint that eventually need resealing. In the older streets around Church of St Mary, an extension built onto an older house moves differently, and the joint between them takes the strain.

What affects the cost of external mastic

Every job gets its own quote. These are the things that affect it:

  • Which sealant suits the joint
  • Whether old sealant or filler has to be cut out
  • Whether there’s mould to deal with
  • The number of rooms or windows

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.

Helping us quote

You do not need to know the technical terms. It helps if you can tell us:

  • The problem you’ve noticed
  • The address or postcode of the job
  • If someone has resealed it before
  • A few pictures by email, if you can

Why it’s worth doing now in Runwell

Sealing over the top of old mastic doesn’t hold for long. New sealant does not bond well to old, weathered sealant, so the old joint is cut out fully first. Around Runwell, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.

Doing several joints on one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

What sealant work can’t fix

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Failed render or damaged cladding panels
  • Subsidence or other structural problems
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think before you book.
