Hastingwood External Mastic
Sealing brickwork movement joints, render, cladding and façade joints for householders, landlords and businesses in Hastingwood. ARBOMaster approved applicators, fully insured, with a 12-month guarantee.
- Hard, crazed mastic that has stopped moving
- Plants rooting in failed movement joints
- Joints with sealant missing in places
External mastic for homes and businesses in Hastingwood
As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Porous or awkward surfaces are primed where the sealant needs it. We work on joints between brick and frames, façade panels and concrete & block, and people most often call us about moss and dirt in joints with no sealant left and panel joints letting water in.
Around Hastingwood, older buildings can be stone, brick or timber-framed, many with extensions added later. The joints where those materials meet are the weak points, and they need the right sealant at the right depth.
Every job is covered by a one-year guarantee.

How the visit works
We keep the work tidy and contained to the joints we are treating, so you can carry on as normal. Expect the work to take a few hours for a handful of joints, longer for a whole elevation, and we explain the cure time before we leave. Somewhere as small as Hastingwood, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- Each joint is checked and the colour of the new sealant agreed.
- We take out the old sealant until the faces are sound.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- Primer is applied wherever the sealant needs it.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
How to prepare
- Tell us if parking is tricky
- For indoor joints, keep the area dry beforehand if you can
- Keep pets and children clear of the area while we work

External mastic in Hastingwood: local notes
Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
If you look after a building such as Henry Moore Primary School, its movement joints, gutters and trims need looking after like any other building’s. If you live in an older home near Church of St Mary Magdalene, older walls, gutters and the joints where extensions meet them need a flexible sealant.

So the new joints stay in good condition:
- Deal with leaking gutters that soak the joints below
- Ask before painting over external sealant
- Clear growth from the base of walls and joints
- Get split or bare joints resealed while the damage is small
Have a quick look at the joints each spring. Splits, gaps at the edges or plants in the joint are early warning signs.
Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established.
When to call us in Hastingwood
If plants are growing out of a joint, the sealant has normally failed or was never there. Roots and dirt hold water against the wall and make things worse.
Keep an eye out for these signs:
- Panel joints letting water in
- Brick movement joints where the sealant has split
- Sealant pulling away from one side of the joint
- Plants rooting in failed movement joints
Letting a property close to Harlow Mill station? Then outside joints that have cracked can let damp into a rental, so check them between lets.
What to look for in a quote
- How hidden problems are handled
- Whether the sealant suits the joint
- Whether they seal over old material or remove it
- Whether you can choose the colour
How we quote for external mastic
There’s no set price list. The quote depends on:
- The type of sealant required
- Any working-time requirements on site
- How many areas need sealing
- Whether the work is at height
The cost depends on how much there is to do, how hard the old material is to remove and access to the work. We give a clear quote before any work starts, so you know where you stand.
Helping us quote
To help us quote quickly, please include:
- The problem you’ve noticed
- The address or postcode of the job
- Pictures of the joints, sent by email
- Any previous sealing or DIY work
Quotes start with a quick conversation. Describe the problem, the location and the size of the job. Whenever you’re ready, phone 0345 464 0079 or send us an email.
What happens if it’s left?
An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render, so the problem grows beyond the joint itself. In a small place like Hastingwood, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

DIY sealant or a professional job?
If you’ve already had a go yourself, that is fine. We cut it out and start again.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Hastingwood questions
Can you help a landlord with a rental near Harlow Mill station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can phone 0345 464 0079 or send us an email with the details for a clear quote.
Will you come out to Hastingwood?
Yes, Hastingwood is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you use backing rod?
The foam is closed-cell backing rod. It stops the sealant going in too deep and bonding to three sides, which would stop it stretching.
When will the joints need doing again?
That varies with the weather the wall faces, how much it moves and the sealant used. Treat it as a maintenance item and look at it yearly and reseal when it splits.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.
Is there any odour?
Possibly a little. It fades as the sealant cures.
Can you seal over the old sealant?
No, it will not last. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
Is it worth trying it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
