External mastic near Bush Fair

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Clear growth from the base of walls and joints
  • Show decorators and builders where the movement joints are
  • Never let anyone fill a movement joint with mortar
  • Keep high-pressure jets off the joints

Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead over time.

Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick.

External mastic in Bush Fair, done properly

Ground-floor and low-level joints are straightforward to reach. Where joints are higher up, tell us about the building when you get in touch and we will confirm what access is needed. Common call-outs are for joints where the bead has come unstuck and movement joints filled with mortar instead of sealant, across façade panels, concrete & block and copings & trims.

Around Bush Fair, garages, outbuildings and extensions all add to the joints on the outside of a home. Leaks generally start at a gutter end, a garage door frame or where an extension meets the house.

Questions from Bush Fair

Is Bush Fair within the area you cover?

Yes, Bush Fair is covered. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Should the sealant in an older Bush Fair home be renewed?

In most cases, yes, if it hasn’t been done for a while. Sealant doesn’t last for ever, and its life depends on use, cleaning and weather, and many homes in Bush Fair may already be on their second or third set.

Where is Mr Mastic based?

We are a Crawley-based firm. Our area covers South East England, London and Scotland.

Do the sealants smell?

Sometimes, a little. It fades as the sealant cures.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

When is the sealant fully cured?

Different products cure at different speeds, so please follow the time we give you when we finish.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Is there a guarantee?

Yes, for a year. If there’s a problem with our work in that time, tell us and we’ll put it right.

Different surfaces, different methods

Concrete and blockwork

Blockwork and concrete shrink over time and move with the seasons. We reseal their joints with backing rod and a flexible product.

Brickwork movement joints

Brick walls have vertical movement joints to absorb expansion. We reseal them with a low-modulus sealant over backing rod in a colour to suit the brick.

Do you need external mastic in Bush Fair?

Many joints fail because they were sealed too deep or with nothing behind them. If the sealant sticks to the back as well as the sides, it can’t stretch and tears as soon as the joint widens.

Signs it’s time to call us include:

  • Movement joints filled with mortar instead of sealant
  • Weathered mastic that no longer stretches
  • Gaps where render, brick and frames meet
  • Rain getting behind render or cladding at a joint

Homes close to St Stephen include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • Failed render or damaged cladding panels
  • Rising or penetrating damp from elsewhere in the wall

Outside joints around Bush Fair

Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Harlow, which Bush Fair is part of, is one of England’s post-war new towns. Homes here were built in phases, many of them in the post-war decades, so whole streets can have gutters, trims and wall joints reaching the end of their life together.

Schools such as Pear Tree Mead Academy are buildings too, and its movement joints, gutters and trims need looking after like any other building’s. Rented homes near Harlow Town station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Bush Fair is about 1 mile south of Harlow, in Essex. We carry out external mastic for homeowners, landlords and businesses in Bush Fair and nearby, as part of our work across Essex. We cover 644 towns and villages across Essex, large and small. Our Chelmsford page covers work nearby.

How it works

When we arrive, we look over the joints with you first, so you know exactly what we are doing. Surfaces next to the work are protected before work begins. Most jobs take anything from a few hours to several days, depending on the building. In a smaller place like Bush Fair, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Preparing for the visit

  • Clear items away from the joints we are working on
  • Mention any tricky access
  • Tell us if parking is tricky
