Glazing silicone in Bush Fair
We renew glazing silicone on conservatories, rooflights and glass panels, as well as frameless shower screens and glass balustrade bases. Each joint is cut out, cleaned and resealed. Common call-outs are for conservatory leaks at frame and glazing joints and shower screens leaking along the wall or tray, on glass balustrade bases, glass-to-frame joints and shower screens.
Around Bush Fair, conservatories, garden rooms and patio doors are often part of the house. Their glazing joints and frame seals are as much a part of the job as the windows, and any older timber or sash windows need a sealant that suits them.
Big or small, it’s backed by our one-year guarantee.

What glazing silicone looks like in Bush Fair
The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Bush Fair is part of Harlow, one of the post-war new towns. Many homes date from the post-war decades, and many will have had their original windows replaced. That mastic ages as well, and sills and frame heads are where leaks start.
If you look after a building such as Pear Tree Mead Academy, the mastic around its windows and doors needs looking after like any other building’s. Rented homes near Harlow Town station change hands often, and glazing joints are worth checking at the end of a tenancy, before a small leak grows.
Bush Fair is about 1 mile south of Harlow, in Essex. Across the CM18 area, we cover glazing silicone for homes and businesses. We cover 644 towns and villages across Essex, from the larger towns to small villages. Our Chelmsford page covers work nearby (16 miles or so).

Do you need glazing silicone in Bush Fair?
Using a sealant not made for glass causes many failures. Some products don’t bond well to glass and vinegar-smelling acetoxy silicone can attack some metals.
If you can see any of these, it’s time to have the joints looked at:
- Black or yellowed silicone on glass joints
- Silicone pulling away from the glass
- Shower screens leaking along the wall or tray
- Cracked silicone between glass panels
Homes close to St Stephen include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Your questions about glazing silicone in Bush Fair
Will you come out to Bush Fair?
Yes. Bush Fair is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for landlords with property near Harlow Town station?
Yes. We work for letting agents and landlords as well as householders, and several properties can be quoted together. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear price.
Is it possible to redo the silicone on a shower screen?
Yes, it’s a common job. The screen is resealed with anti-fungal silicone suited to bathrooms.
Can you quote for more than one area?
Yes. Just list everything you need.
What do you need from me for a quote?
Let us know what needs doing and where, plus pictures if you have them. If we need more, we will ask.
Can you just put new silicone over the old?
It doesn’t last. The new bead can’t grip the old one so we take it all out and start clean.
Do I have to be there?
It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Do you fit new glass or sealed units?
No. We renew the sealant. Glass and sealed units need a glazier.

Glass-to-frame joints
Where glass sits in a frame, silicone keeps water out. A failed bead lets water in.
Glass-to-glass joints
Frameless glass corners and panels are joined with silicone. We reseal with a suitable glazing silicone.
For landlords and businesses
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Get a new leak looked at quickly
- Squeegee the shower screen after each use
- Open vents or windows to let moisture out
- Keep harsh solvents off the silicone
Do not use blades or scrapers near the bead when cleaning the glass. A soft cloth or sponge is best.
Cracked glazing silicone means the joint has failed. Resealing now is a small job compared with fixing water damage later.
How the visit works
There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes anything from an hour or two to most of a day, depending on the size of the job, including the tidy-up. A visit to Bush Fair is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- We look at the glazing and agree which joints need resealing.
- Old sealant is removed from the glass and frame.
- The surfaces are cleaned with a suitable solvent.
- New glazing silicone goes in and is finished neatly.
- The joints are checked before we leave.
How to prepare
- Mention any leaks or damp you’ve noticed
- Clear items away from the joints we’re working on
- For indoor joints, keep the area dry beforehand if you can

Advice
Why deal with it now?
A leaking joint will not fix itself. Left, water can mark floors, damage plaster and rot timber so early action saves a bigger repair. In a smaller place like Bush Fair, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, ring 0345 464 0079 or send us an email and we will give you an honest view and a quote.

DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
