External mastic for Beacon End homes and businesses

Different surfaces, different methods

Brickwork movement joints

Brick movement joints are often mistaken for a missing mortar line. If that is happened, we rake it out and reseal it properly if the joint can be cleared.

Cladding and façade panels

If the façade has a specified sealant, that is what we use, or one the system allows. Send us any details you have about the façade.

How we handle external mastic in Beacon End

We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. We pick a colour that sits well with the wall so the joint doesn’t stand out. We work on joints between brick and frames, concrete & block and copings & trims, and common reasons people get in touch are damp patches traced to an open external joint and moss and dirt in joints with no sealant left.

In a smaller place like Beacon End, some homes face open ground, and walls and rooflines facing the weather take the worst of it. That’s where gutter joints and wall joints tend to fail first.

We stand behind the work with a 12-month guarantee, so you are covered after we have gone.

Beacon End: your questions answered

Do you work for landlords with property near Marks Tey station?

Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. You can phone 0345 464 0079 or email us with the details for a clear quote.

Is Beacon End in your area for external mastic?

Yes, Beacon End is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or email us and tell us what needs doing.

What do you put in the joint?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

Where do you work from?

We’re based in Crawley, West Sussex, and we work across South East England, London and Scotland.

How long does the job take?

A typical job takes anything from a few hours to several days, depending on the building. We’ll confirm how long when we quote.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that usually means someone at home.

What’s an expansion joint in brickwork?

Most straight vertical gaps in brickwork are movement joints. It gives the wall room to move, and it should be sealed with a flexible sealant.

Will the old sealant be removed?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Aftercare tips

Simple care keeps the joints in good condition. We recommend:

  • Leave the joints unpainted unless we’ve said otherwise
  • Point out the joints to other trades
  • Have failed joints looked at early
  • Avoid pressure-washing directly into sealant joints

Don’t paint over the new sealant unless we have said the product is paintable. Paint can crack on a flexible joint.

Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

When it isn’t the sealant

In fairness, some problems need a different trade:

  • Rising or penetrating damp from elsewhere in the wall
  • Cracked brickwork or render that needs a builder or plasterer
  • Render that is blown, hollow or coming away

If you’re not sure, just phone 0345 464 0079 or drop us an email and we’ll give you a straight answer.

Joints and surfaces we work on

  • Render & cladding joints
  • Copings & trims
  • Brickwork movement joints
  • Concrete & block
  • Façade panels
  • Joints between brick and frames

What happens if it’s left?

It often makes sense to reseal all the failing joints on an elevation together. They’ve weathered the same way and it means sorting access once. In an older home around Beacon End, damp from a failed joint can get into timber and plaster, and that is a much bigger job than renewing the sealant.

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before any work starts.

Walls and rooflines in Beacon End

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Layer Marney Tower (about 4.2 miles south) nearby, there’s older building stock in the area around Beacon End as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.

For site and facilities teams at buildings such as Stanway Fiveways Primary School, its movement joints, gutters and trims need looking after like any other building’s. Rented homes near Marks Tey station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets. If you live in an older home near Parish Church of St Albright, the joints between older walls, newer extensions and the roofline need a sealant that can move.

How we quote for external mastic

You’ll get a clear quote before any work starts. It takes into account:

  • Any working-time requirements on site
  • The old material and how stubborn it is
  • Which sealant suits the joint
  • Mould in or behind the old joints

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will explain what it covers.

Asking for a quote

There’s no need for technical detail. Just tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • If it’s domestic, commercial or a hotel
  • Where the job is, and your postcode
  • Whether it has been sealed before

There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, phone 0345 464 0079 or send us an email.

How it works

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes anything from a few hours to several days, depending on the building. A visit to Beacon End is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Move anything stored near the joints
  • Let us know about earlier repairs to the joints
