External mastic in Navestock Side

How we handle external mastic in Navestock Side

Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. If you have panel joints letting water in and old sealant gone brittle and cracked, we can put it right.

Somewhere as small as Navestock Side, homes and farm buildings often face open ground, where walls and rooflines take the weather head on. Gutter joints and wall joints there need a sealant that can flex and stay put.

Every job is covered by our one-year guarantee, wherever you are in Essex.

What we are called out for in Navestock Side

The wrong product in a moving joint is a classic cause. A high-modulus or general-purpose sealant can be too rigid for a busy joint, and it tears off the sides.

These are the problems we are asked about most:

  • Cracked joints where brick meets render or frames
  • Movement joints with cracked, split or missing sealant
  • Damp patches traced to an open external joint
  • Rigid filler in a joint that should flex

Homes close to Church of St Paul include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.

Navestock Side buildings and the weather

London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like Hill Hall (about 4.8 miles west) are a reminder that the area around Navestock Side has older buildings as well as new. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.

If you let a flat or house near Brentwood station, outside joints that have cracked can let damp into a rental, so check them between lets.

When it isn’t the sealant

To be straight with you, some problems need a different trade:

  • Cracking across the wall rather than at a joint
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Subsidence or other structural problems

If in doubt, call 0345 464 0079 or drop us an email and we will say what we think.

Joints and surfaces we work on

  • Brickwork movement joints
  • Concrete & block
  • Render & cladding joints
  • Copings & trims
  • Façade panels
  • Joints between brick and frames

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

What happens on the day

There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a few hours to a few days, depending on the length of joint and the access from start to finish. In a small place like Navestock Side, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Before we arrive

  • Clear the area around the work
  • Mention any parking rules near the property
  • Try not to wet indoor joints just before the visit

Different surfaces, different methods

Render joints

The face of render can be soft, so a sealant that stretches easily protects the edges. We prime where the product needs it.

Concrete and blockwork

Concrete faces can be dusty and porous, so cleaning and priming matter. A primer goes on where the product requires one.

Navestock Side: your questions answered

Can you help a landlord with a rental near Brentwood station?

Yes. We work for landlords and agents as well as homeowners. You can phone 0345 464 0079 or send us an email with the details for a clear quote.

Is Navestock Side within the area you cover?

Yes, Navestock Side is covered. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Why is there a gap in my brick wall?

It’s a deliberate gap that lets the wall expand and contract without cracking. It’s sealed with a flexible sealant, not mortar.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Can new sealant go over the old?

No. We remove every bit of old sealant first.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little.

Are you insured?

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will give you a quote.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Why it’s worth doing now in Navestock Side

It often makes sense to reseal all the failing joints on an elevation together. Joints of the same age tend to fail together and it means sorting access once. Around Navestock Side, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
