External mastic for North Fambridge homes and businesses

External mastic in North Fambridge

Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, so once it splits or hardens, the joint stops working and water gets in. If you’re dealing with rigid filler in a joint that should flex and failed seals between different materials, we can help.

Outside joints can only be sealed when they’re dry, so work in North Fambridge is booked around the forecast. Tell us about access to all sides of the building, including outbuildings and garages.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

North Fambridge buildings and the weather

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Rented homes near North Fambridge station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

How it works

You do not need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the work takes a few hours for a handful of joints, longer for a whole elevation in most cases. Somewhere like North Fambridge needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

How to prepare

  • Let us know about earlier repairs to the joints
  • Clear the area around the work
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

Keeping the joints in good condition

So the new joints stay in good condition:

  • Wash walls gently around the sealant
  • Act on the first splits you see
  • Walk round the building once a year and look at the joints
  • Make sure movement joints are not pointed over

Keep pressure washers away from the sealant. High-pressure water can lift the edges and let water in behind.

Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years so early resealing is worth it.

When something else is needed

To be straight with you, there are a few things sealant will not fix:

  • Subsidence or other structural problems
  • Adding movement joints to masonry that has none
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly.

What we seal

  • Brickwork movement joints
  • Concrete & block
  • Render & cladding joints
  • Copings & trims
  • Joints between brick and frames
  • Façade panels

Surface by surface

Brickwork movement joints

Clay brickwork grows slightly over its life and moves with the weather. The movement joint takes that up, so the sealant in it must stay soft and stretchy.

Joints between dissimilar materials

Each side of the joint may need its own preparation. Both surfaces are cleaned and primed as the product requires.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Do you need external mastic in North Fambridge?

If plants are growing out of a joint, the sealant has normally failed or was never there. Dirt and roots then trap moisture in the joint.

Signs it’s time to call us include:

  • Damp patches traced to an open external joint
  • Failed seals between different materials
  • Movement joints filled with mortar instead of sealant
  • Failed sealant between panels on a façade

If you live in an older home near Holy Trinity Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

What to look for in a quote

  • Whether they’re fully insured
  • Whether the sealant suits the joint
  • Is the old sealant removed completely?
  • What guarantee comes with the work

How to choose a mastic man

North Fambridge: your questions answered

Is North Fambridge in your area for external mastic?

Yes. Our work covers London and the South East, and North Fambridge is part of that. You can ring 0345 464 0079 or email us and tell us what needs doing.

I let a flat near North Fambridge station. Can you help?

Yes, landlords and agents are among the people we work for. You can ring 0345 464 0079 or email us with the details for a clear quote.

Is it OK to seal over old sealant?

No, and we never do. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

What does external mastic cost?

We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You will get a clear quote before work begins.

Can you quote for more than one area?

Yes. Several rooms, windows or areas can go on one quote.

What is a movement joint?

Walls move with heat, cold and moisture, and planned joints take up that movement. The gap is sealed with a flexible sealant over backing rod.

Are you fully insured?

Yes. Full insurance covers our work.

How long does external mastic take?

Typically it takes a few hours to a few days, depending on the length of joint and the access. Bigger jobs take longer.

What happens if it’s left?

Done well, a resealed joint is a neat, straight line that suits the wall. A rushed bead with no backing looks untidy and does not last, so it pays to do it properly once. Around North Fambridge, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Combining jobs into one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.
