About our external mastic in King Street

External mastic is a job where short cuts show quickly. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We take the old material out and do it properly. If you are dealing with joints where the bead has come unstuck and joints pointed up with cement by mistake, we can put it right, whatever the surface.

Older homes in small places like King Street may be stone, brick or timber-framed, often with later extensions. Where one material meets another is where water normally gets in, and they need the right sealant at the right depth.

All of our work is guaranteed for twelve months.

What we cannot put right

We will not take on work that won’t last, so these are the limits:

  • Render that is blown, hollow or coming away
  • Cracks in the bricks or render themselves, away from the joints
  • Structural movement, which needs a surveyor or engineer

If you are not sure, just call 0345 464 0079 or email us and we will give you a straight answer.

Surfaces we seal

  • Render & cladding joints
  • Copings & trims
  • Brickwork movement joints
  • Concrete & block
  • Joints between brick and frames
  • Façade panels

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Keep water from gutters off the wall
  • Never let anyone fill a movement joint with mortar
  • Keep high-pressure jets off the joints
  • Check external joints each spring

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They must stay as flexible joints, never rendered or pointed over.

Act while the splits are small. At that stage it’s a simple cut out and reseal before water has had years to get in.

What external mastic looks like in King Street

Historic houses like Ingatestone Hall (about 5 miles south-east) are a reminder that the area around King Street has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you look after a building such as Blackmore Primary School, its movement joints, gutters and trims need looking after like any other building’s. For landlords with property near Ingatestone station, split movement joints are easy to miss on a rental until damp shows inside.

FAQs for King Street

Do you work for landlords with property near Ingatestone station?

Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we’ll send you a clear quote.

Can you do external mastic in King Street?

Yes, King Street is within the area we cover. Our work covers London and the South East. Just ring 0345 464 0079 or drop us an email with a few details of the job.

Should I point up the gap in my brickwork?

No. Rigid materials can’t move with the wall and the joint fails. If it has already been filled, we can generally cut it out and reseal it.

Where do you work from?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

What’s an expansion joint in brickwork?

It’s a deliberate gap that lets the wall expand and contract without cracking. It should be filled with flexible sealant, never mortar.

Do you work for hotels and businesses?

Yes. We’ve worked for hotels, offices and other businesses and we’re fully insured.

Do you use backing rod?

Backing rod controls the sealant depth and keeps it off the back of the joint. Then the sealant bonds to two faces and can move.

Do you take out the old sealant first?

Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

Signs you need external mastic in King Street

Sunlight, wet weather and frost wear exterior sealant down. Over the years it hardens, cracks on the surface and loses its give, so the next time the wall moves, it splits or pulls away.

These are the problems we are asked about most:

  • Old sealant gone brittle and cracked
  • Damp patches traced to an open external joint
  • Failed sealant between panels on a façade
  • Weeds or debris growing in open joints

In the older streets around Church of All Saints, an extension built onto an older house moves differently, and the joint between them takes the strain.

What your quote should include

  • What insurance they hold
  • Which colour the sealant will be
  • How hidden problems are handled
  • Is the old sealant removed completely?

How to choose a mastic man

What happens on the day

There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the work takes a few hours for a handful of joints, longer for a whole elevation for a typical job. Somewhere like King Street needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Surface by surface

Concrete and blockwork

Concrete and block walls shrink as they dry and move with temperature. Their movement joints are sealed over backing rod with a flexible sealant.

Cladding and façade panels

Panel systems often rely on sealant between and around the panels. Each joint gets a sealant that suits the panel and its movement.
