External mastic in Bradfield
A movement joint is only as good as its depth. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. If you’re dealing with hard, crazed mastic that has stopped moving and joints pointed up with cement by mistake, we can help, on render & cladding joints, concrete & block and brickwork movement joints alike.
In a village or hamlet like Bradfield, older cottages and farm buildings often stand in the open, so walls and rooflines take the full force of wind and rain. Joints on those walls need a sealant that moves with the building and stays in place.
Every job is covered by a 12-month guarantee, wherever you are in Essex.

When it is not the sealant
A few problems are outside what sealant work can do:
- Loose or hollow render, which needs re-rendering
- Movement that’s more than a sealant joint can take
- Walls that need new movement joints cut into them
If you’re not sure, just call 0345 464 0079 or email us and we will give you a straight answer.

Your questions about external mastic in Bradfield
Is external mastic in a coastal place like Bradfield any different?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are usually the first to need attention.
Is Bradfield within the area you cover?
Yes. Bradfield is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Which products do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.
Are you insured?
Yes. We are fully insured for domestic and commercial work.
Where do you work from?
We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
What’s an expansion joint in brickwork?
Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. The gap is sealed with a flexible sealant over backing rod.
Can landlords and businesses book you?
Yes, regularly. We can quote for several properties at once, and between tenancies is a good time for the work.
I rent my home. Can I book you?
Yes. Ask your landlord first, and we can send them the quote if that helps.
The process
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes anything from a few hours to several days, depending on the building, including the tidy-up. Somewhere like Bradfield needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- The faces are brushed clean and primed where the product requires it.
- Backing rod sized to the joint goes in to set the depth.
- The exterior sealant is applied, tooled and checked along its length.
How to prepare
- For business premises, tell us about site rules or sign-in
- Keep pets and children clear of the area while we work
- Mention any parking rules near the property

Advice
Different surfaces, different methods
Concrete and blockwork
Concrete faces can be dusty and porous, so preparation is key. We prime where the sealant needs it before sealing.
Render joints
The face of render can be soft, so a sealant that stretches easily protects the edges. We prime where the product needs it.
Work for landlords, hotels and businesses
Hotels need rooms back in use, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
When to call us in Bradfield
Weeds, moss and debris in a joint are a sign the sealant has gone. Dirt and roots then trap moisture in the joint.
People generally contact us after spotting one of these:
- Old sealant gone brittle and cracked
- Sealant that has lost its bond to the brick or render
- Rigid filler in a joint that should flex
- Gaps where render, brick and frames meet
Rented homes near Mistley station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.
Before booking anyone
- When the joint can take water or movement
- Who does the work, and how experienced they are
- What happens if they find a problem under the old sealant
- Which sealant they’ll use, and why

What else we do in Bradfield
External mastic in Bradfield: local notes
Bradfield is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
Homes close to Church of St Lawrence include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain. Managing a site like Bradfield Primary School? Then larger buildings have long runs of movement joint that eventually need resealing.

Quotes for external mastic in Bradfield
We don’t publish a price list, because no two jobs are the same. The quote depends on:
- Whether the work is at height
- Working hours on commercial sites
- The type of sealant required
- How many rooms, windows or areas are involved
Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, ring 0345 464 0079 or drop us an email and we will give you an honest view and a quote.
Helping us quote
There’s no need for technical detail. Just tell us:
- Where the property is
- If it’s domestic, commercial or a hotel
- If someone has resealed it before
- Roughly how big the job is
Asking for a quote is easy: let us know the job and the location and its rough size. Photos by email help us understand the job, and we’ll take it from there.
