External mastic in Gallows Green, done properly

Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, so once it splits or hardens, the joint stops working and water gets in. We work on render & cladding joints, brickwork movement joints and façade panels, and common reasons people get in touch are sealant that has lost its bond to the brick or render and hard, crazed mastic that has stopped moving.

Outside joints can only be sealed when they’re dry, so work in Gallows Green is booked around the forecast. Let us know about access to every wall, plus any garages or outbuildings.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Cracked brickwork or render that needs a builder or plasterer
  • Subsidence or other structural problems
  • Loose or hollow render, which needs re-rendering

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.

Joints and surfaces we work on

  • Joints between brick and frames
  • Render & cladding joints
  • Copings & trims
  • Concrete & block
  • Brickwork movement joints
  • Façade panels

The process

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take anything from a few hours to several days, depending on the building. Somewhere as small as Gallows Green, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Getting ready for the visit

  • Tell us if parking is tricky
  • For indoor joints, keep the area dry beforehand if you can
  • Move anything stored near the joints

Advice

Different surfaces, different methods

Concrete and blockwork

The face of concrete or block is often dusty, so preparation is key. A primer goes on where the product requires one.

Render joints

Water behind render can lead to blown patches. A sound joint keeps the render dry behind and protects the render itself.

Gallows Green buildings and the weather

London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Managing a site like Holy Trinity CofE Primary School? Then its movement joints, gutters and trims need looking after like any other building’s. Rented homes near Marks Tey station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies. For an older house near a landmark such as Church of St Margaret and St Catherine, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Looking after it afterwards

So the new joints stay in good condition:

  • Clear growth from the base of walls and joints
  • Deal with leaking gutters that soak the joints below
  • Check the sealant is paintable before painting near it
  • Keep movement joints as flexible joints, not mortar

Make sure anyone working on the wall later knows where the movement joints are. They must stay as flexible joints, never rendered or pointed over.

Act while the splits are small. At that stage it’s a simple cut out and reseal before water has had years to get in.

What affects the cost of external mastic

We quote each job individually. This is what makes a difference:

  • Any working-time requirements on site
  • Whether old sealant or filler has to be cut out
  • Any mould that needs treating
  • How easy the joints are to reach

Combining jobs into one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

Helping us quote

When you call or email, these details help:

  • Photos by email, if that is easy
  • Whether it’s a home or a business
  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the property is

Quotes start with a quick conversation. Describe the problem, the location and the size of the job. When it suits you, phone 0345 464 0079 or send us an email.

For landlords and businesses

We also work for property managers and facilities teams. Several sites can be quoted together.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.

Why deal with it now?

Running new sealant over the old bead rarely lasts. New sealant does not bond well to old, weathered sealant, so the old joint is cut out fully first. In a small place like Gallows Green, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, phone 0345 464 0079 or send us an email for an honest opinion and a quote.

What you get with us

Your questions about external mastic in Gallows Green

Is Gallows Green within the area you cover?

Yes. Gallows Green is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Marks Tey station?

Yes. We work for letting agents and landlords as well as householders. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear quote.

What should I tell you?

The location, the problem and the rough size of the job. If you can, email a few pictures.

Will the old sealant be removed?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Can you seal joints between two different materials?

Yes. Different materials move at different rates, so the joint between them must be flexible. The sealant is matched to both sides.

How do I get a quote for external mastic in Gallows Green?

Every job is different, so each one gets its own quote. For a quick quote, ring 0345 464 0079 or drop us an email with a short description of the job.

Can a movement joint be filled with mortar?

No. A mortar-filled joint cannot move, so the movement cracks the wall elsewhere. It needs a flexible sealant over backing rod.

Will the new joint stand out?

The sealant colour is picked to suit the wall. Exterior sealants come in a good range of colours.
