Trusted external mastic in Mile End

External mastic in Mile End

External mastic is a job where short cuts show quickly. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We strip the joint back and start again. We’re often asked to deal with plants rooting in failed movement joints and panel joints letting water in, across concrete & block, copings & trims and façade panels.

In a smaller place like Mile End, some homes face open ground, and walls and rooflines facing the weather take the worst of it. Joints on those sides are normally the first to go.

All of our work is guaranteed for twelve months.

Why it’s worth doing now in Mile End

Sealing over the top of old mastic does not hold for long. The new layer can’t bond properly to old, weathered material, so the old joint is cut out fully first. Around Mile End, water from a failed joint in an older home can soak into timber and plaster, and that is a much bigger job than renewing the sealant.

Leaving a failed joint generally makes the job bigger, not smaller. If you’re not sure whether it needs doing, call 0345 464 0079 or drop us an email for an honest opinion and a quote.

Quotes for external mastic in Mile End

There’s no set price list. What we look at:

  • How much old sealant there is and how hard it is to remove
  • The number of rooms or windows
  • The type of sealant required
  • Mould in or behind the old joints

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

What we need to know

What to tell us when you ask for a quote:

  • What the problem is, such as mould, gaps, leaks or cracking
  • The address or postcode of the job
  • How many joints, rooms or windows are involved
  • Whether it has been sealed before

Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we will explain what’s involved before giving you a price.

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Avoid pressure-washing directly into sealant joints
  • Never let anyone fill a movement joint with mortar
  • Point out the joints to other trades
  • Keep water from gutters off the wall

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They must stay as flexible joints, never rendered or pointed over.

If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.

The process

Every visit runs the same way: we check the joints, protect the area around them, do the work and clear up. Most jobs take a few hours to a few days, depending on the length of joint and the access. In a smaller place like Mile End, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. The old mastic and anything lodged in the joint is removed.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Try not to wet indoor joints just before the visit
  • Keep pets and children clear of the area while we work

What we cannot put right

Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Render that’s blown, hollow or coming away
  • Cracked brickwork or render that needs a builder or plasterer
  • Damp that isn’t coming from the joint

If in doubt, phone 0345 464 0079 or send us an email and we will say what we think.

Joints and surfaces we work on

  • Copings & trims
  • Façade panels
  • Concrete & block
  • Render & cladding joints
  • Brickwork movement joints
  • Joints between brick and frames

Different surfaces, different methods

Copings and trims

Coping joints that leak let water straight down into the wall. Resealing them is a small job that protects a lot.

Brickwork movement joints

Brick walls have vertical movement joints to absorb expansion. They’re resealed over backing rod with a low-modulus sealant.

External mastic in Mile End: local notes

Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For site and facilities teams at buildings such as Myland Community Primary School, its movement joints, gutters and trims need looking after like any other building’s. For landlords with property near Colchester station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. Homes close to St Michael's Church include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain.
