How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Don’t let climbing plants root in the sealant
  • Deal with leaking gutters that soak the joints below
  • Keep movement joints as flexible joints, not mortar
  • Look over the joints every year, ideally after winter

Follow the cure time we give you before the joint is knocked or disturbed. Most exterior sealants skin fast but take longer to cure right through.

Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage which cost more to put right than the joint.

External mastic for homes and businesses in Danbury

Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We strip the joint back and start again. If you’re dealing with hard, crazed mastic that has stopped moving and leaking joints around cladding and façade panels, we can help, on render & cladding joints, joints between brick and frames and concrete & block alike.

Around Danbury, garages, outbuildings and extensions all add to the joints on the outside of a home. Gutter ends, garage door frames and the joints where an extension meets the house are typical spots for leaks.

The work is covered for a year after we finish. If anything is not right with it, ring 0345 464 0079 or drop us an email.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Your questions about external mastic in Danbury

Do you work for landlords with property near Beaulieu Park station?

Yes, rental work is part of what we do. Just call 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear quote.

Is Danbury within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you work at height?

It depends on the building. We work on joints that can be reached safely. Tell us about the building and we will confirm what access is needed.

Can you seal joints between two different materials?

Yes. Joints between dissimilar materials are a big part of external work. We use a flexible sealant suited to both surfaces.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Do you have insurance?

Yes. Full insurance covers our work.

Can a movement joint be filled with mortar?

No, not where the gap is a movement joint. Filling it with mortar defeats its purpose, and the wall may crack nearby. A flexible sealant is the right fill.

When will the joints need doing again?

It depends on the exposure, the movement and the product. Sealant is a maintenance item, so check the joints once a year and renew it when it starts to fail.

The process

Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for a handful of joints, longer for a whole elevation. A visit to Danbury is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Clear the area around the work
  • Tell us about any water getting in

Danbury buildings and the weather

Historic houses like Danbury Place (about 1.3 miles west) are a reminder that the area around Danbury has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

In the older streets around Church of St John the Baptist, an extension built onto an older house moves differently, and the joint between them takes the strain. If you look after a building such as Danbury Park Community Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

What affects the quote in Danbury

For a quick quote, just ask. What matters most is:

  • Whether old sealant or filler has to be cut out
  • How easy the joints are to reach
  • How much there is to do
  • The number of rooms or windows

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What to tell us for a quote

To help us quote quickly, let us know:

  • Where the property is
  • The rough size of the job
  • Photos by email, if that’s easy
  • The type of property

We quote each job on its own. Just ring 0345 464 0079 or send us an email with the details.

Why act early in Danbury

Pointing a movement joint with mortar might seem a neat fix, but it stops the joint moving. The wall then cracks somewhere else. The correct repair is a flexible sealant with the right backing. Homes in smaller places like Danbury can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Letting agents and landlords in Danbury can book us as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

When to call us in Danbury

The wrong product in a moving joint is a classic cause. A stiff, general-purpose sealant can’t cope with a joint that moves a lot, and it tears off the sides.

If you can see any of these, it’s time to have the joints looked at:

  • Moss and dirt in joints with no sealant left
  • Joints pointed up with cement by mistake
  • Sealant pulling away from one side of the joint
  • Old sealant gone brittle and cracked

For landlords with property near Beaulieu Park station, outside joints that have cracked can let damp into a rental, so check them between lets.

Before you book anyone

  • When the joint can take water or movement
  • What product goes in the joint
  • How hidden problems are handled
