External mastic in Manningtree

Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. If you’re dealing with weeds or debris growing in open joints and weathered mastic that no longer stretches, we can help, whatever the surface.

In a village or hamlet like Manningtree, older cottages and farm buildings often stand in the open, so walls and rooflines take the full force of wind and rain. Joints on those walls need a sealant that moves with the building and stays in place.

There’s a 12-month guarantee on every job, large or small.

What sealant work cannot fix

In fairness, there are a few things sealant won’t fix:

  • Walls that need new movement joints cut into them
  • Movement that is more than a sealant joint can take
  • Damp that isn’t coming from the joint

If you’re not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer before booking.

Surfaces we seal

  • Render & cladding joints
  • Copings & trims
  • Façade panels
  • Joints between brick and frames
  • Brickwork movement joints
  • Concrete & block

Different surfaces, different methods

Render joints

Render is weaker at the surface than brick, so a sealant that stretches easily protects the edges. Priming is done where the sealant calls for it.

Joints between dissimilar materials

Wherever two materials meet, they move differently. We seal the joint with a flexible exterior sealant so the movement is taken up.

Aftercare tips

Simple care keeps the joints in good condition. Our advice:

  • Deal with leaking gutters that soak the joints below
  • Show decorators and builders where the movement joints are
  • Ask before painting over external sealant
  • Get split or bare joints resealed while the damage is small

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.

Small splits are the time to act. At that stage it’s a simple cut out and reseal.

External mastic in Manningtree: local notes

Manningtree is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Letting a property close to Mistley station? Then split movement joints are easy to miss on a rental until damp shows inside. For an older house near a landmark such as Church of St Mary and St Michael, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

FAQs for Manningtree

Can you help a landlord with a rental near Mistley station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can phone 0345 464 0079 or drop us an email with the details for a clear quote.

Does the coastal weather in Manningtree affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are usually the first to need attention.

What should I tell you?

Let us know what needs doing and where. We’ll ask anything else we need to know.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us and we’re fully insured.

Are you insured?

Yes. We’re fully insured, and we have been doing sealant work for more than 20 years.

What colours does the sealant come in?

Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We pick the one that suits your wall best so it does not stand out.

Do you remove the old sealant?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Is it OK to seal over old sealant?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Common problems we fix in Manningtree

Joints sealed without backing rod, or far too deep, rarely last. Sealant bonded to three sides has nowhere to go and tears as soon as the joint widens.

Signs it’s time to call us include:

  • Weeds or debris growing in open joints
  • Movement joints filled with mortar instead of sealant
  • Water getting into walls through failed joints
  • Weathered mastic that no longer stretches

Schools such as Highfields Primary School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

What to look for in a quote

  • When the joint can take water or movement
  • What the quote includes, VAT included or not
  • What happens if the job turns out different
  • The length of the guarantee

10 questions to ask before you book

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What happens on the day

There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the job takes a few hours for a handful of joints, longer for a whole elevation for a typical job. In a small place like Manningtree, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Getting ready for the visit

  • Mention any sign-in or site rules at work premises
  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us about any previous sealing or DIY attempts
