External mastic in Birdbrook, done properly
Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a colour to suit. We are often asked to deal with movement joints filled with mortar instead of sealant and cracked joints where brick meets render or frames, on façade panels, brickwork movement joints and copings & trims.
In a village or hamlet like Birdbrook, older cottages and farm buildings often stand in the open, so walls and rooflines take the full force of wind and rain. Joints on those walls need a sealant that moves with the building and stays in place.
You are covered for a year from the day we finish. If there’s a problem with it, please ring 0345 464 0079 or send us an email.

Keeping the joints in good condition
After the cure time, these simple habits help:
- Keep movement joints as flexible joints, not mortar
- Avoid pressure-washing directly into sealant joints
- Leave the joints unpainted unless we’ve said otherwise
- Check external joints each spring
If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.
A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Catch it early and you reduce the risk.
What we do, step by step
Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take anything from a few hours to several days, depending on the building. Somewhere as small as Birdbrook, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- Each joint is checked and the colour of the new sealant agreed.
- We take out the old sealant until the faces are sound.
- Backing rod goes in so the sealant can stretch between the two faces.
- Primer is applied wherever the sealant needs it.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
How to prepare
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any parking rules near the property
- Clear items away from the joints we’re working on

What we are called out for in Birdbrook
Using the wrong sealant is another common reason. A high-modulus or general-purpose sealant can be too rigid for a busy joint, and it tears off the sides.
Most people get in touch when they notice one of these:
- Leaking joints around cladding and façade panels
- Sealant that has lost its bond to the brick or render
- Weeds or debris growing in open joints
- Gaps where render, brick and frames meet
Around Birdbrook, as everywhere, external mastic is only as good as the preparation behind it.
What your quote should include
- What guarantee comes with the work
- Is the old sealant removed completely?
- Who turns up on the day
- Whether they’re fully insured
When it isn’t the sealant
In fairness, some problems need a different trade:
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Cracked brickwork or render that needs a builder or plasterer
- Structural movement, which needs a surveyor or engineer

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
