Trusted external mastic in High Beech

What the job involves on each surface

Copings and trims

Copings expand and contract through the day, so the joints need a sealant that stays flexible.

Cladding and façade panels

Panels heat up and cool down quickly, so the joint sealant has to cope with frequent movement. The sealant is chosen with that in mind.

How we handle external mastic in High Beech

Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a matching colour. If you have failed seals between different materials and leaking joints around cladding and façade panels, we can put it right, on concrete & block, façade panels and copings & trims alike.

Outside joints can only be sealed when they’re dry, so work in High Beech is booked around the forecast. Tell us about access to all sides of the building, including outbuildings and garages.

You get a one-year guarantee, the same in High Beech as everywhere else we work.

Questions from High Beech

Can you do external mastic in High Beech?

Yes, High Beech is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or drop us an email and let us know what needs doing.

Do you work for landlords with property near Chingford station?

Yes, we work for landlords and agents. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear quote.

How often do external joints need resealing?

That depends on the wall, the weather and the movement. Look for splits, hardening or edges coming away and have them redone then.

Can I add another job to the visit?

Of course. Doing several areas at once is generally more efficient.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

Do I have to be there?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

How long should I leave it?

That depends on the sealant used, so follow the cure time we give you.

High Beech buildings and the weather

The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Forty Hall (about 4.4 miles west) are a reminder that the area around High Beech has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.

In the older streets around Holy Innocents Church, the joints between older walls, newer extensions and the roofline need a sealant that can move. Letting a property close to Chingford station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies. Schools such as High Beech CofE Primary School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Make sure movement joints aren’t pointed over
  • Keep soil, plants and ivy away from the joints
  • Check the sealant is paintable before painting near it
  • Show decorators and builders where the movement joints are

Don’t let soil, plants or ivy build up against the new joints. Anything that holds water against the joint wears it out sooner.

If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Render that is blown, hollow or coming away
  • Adding movement joints to masonry that has none
  • Movement that is more than a sealant joint can take

If in doubt, phone 0345 464 0079 or send us an email and we will say what we think before you book.

Surfaces we seal

  • Concrete & block
  • Joints between brick and frames
  • Render & cladding joints
  • Façade panels
  • Copings & trims
  • Brickwork movement joints

What happens if it’s left?

Sealing over the top of old mastic does not hold for long. The new layer can’t bond properly to old, weathered material, so the old joint is cut out fully first. Older cottages and farmhouses around High Beech can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

What we do, step by step

All our tools and materials come with us in the van. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours for a handful of joints, longer for a whole elevation. In a small place like High Beech, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. The old mastic and anything lodged in the joint is removed.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Keep pets and children clear of the area while we work
  • Let us know about earlier repairs to the joints
