Sand mastic for sash & case windows in High Beech, Essex
Sand mastic in High Beech from a team with over 20 years’ experience. Rated 4.9 on Google from 180+ five-star reviews.
- Failed mastic on an exposed elevation
- Window mastic to renew ahead of painting
- Cement or filler used on old window joints that has cracked
What happens if it’s left?
Replacing sash windows is a big decision for a period home and on a listed home, consent may be needed. Where the frames are in good order, new mastic seals the surround. Around High Beech, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
What you pay reflects the work, not a rough estimate. That is why we ask about the job first and agree the price before starting.

How we handle sand mastic in High Beech
For a listed home or one in a conservation area, ask your local planning authority if consent is needed before window work. Like-for-like sand mastic is often the preferred finish. If you’re dealing with modern sealant on a period surround and old sand mastic that has cracked, crumbled or fallen out, we can help.
Somewhere as small as High Beech, older homes often have timber frames set in stone or brickwork. Older buildings like these don’t always suit modern silicone, so the sealant has to be chosen to suit the building.
We stand behind the work with a one-year guarantee, so you are covered after we’ve gone.

How we quote for sand mastic
We do not publish a price list, because jobs vary so much. The quote depends on:
- When we can work, for business premises
- The old material and how stubborn it is
- Which sealant suits the joint
- How easy the joints are to reach
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.
Asking for a quote
You don’t need to know the technical terms. It helps if you can tell us:
- Whether it has been sealed before
- The address or postcode of the job
- The rough size of the job
- Any access issues, like height or stairs
Need a quote? Please call 0345 464 0079 or drop us an email with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.
Different surfaces, different methods
Sash and case windows
Most of our sand mastic work is on sash windows. We renew the mastic round each box.
Timber door frames
Round a period front door, sand mastic gives the right look.
Common problems we fix in High Beech
Sand mastic slowly weathers. It hardens, cracks and starts to come away on the stone or timber.
People generally contact us after spotting something like this:
- Crumbling sand mastic round a window
- A silicone bead on a sash window that spoils the look
- Mastic that needs renewing before redecorating
- Cracked mastic round a front door frame
Letting a property close to Chingford station? Then older sash windows in a rental need their mastic kept sound to keep the weather out.

What sealant work can’t fix
It helps to know what we can’t do too:
- Sashes that need overhauling
- Putty and glazing repairs
- Planning or listed building consent (your local planning authority decides)

How the visit works
There’s no need to move everything out, only the area right around the joints. We protect the rest, and the work takes a few hours for a single window, longer for several in most cases. For a village or hamlet like High Beech, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- First, we look at the surrounds with you and agree what needs doing.
- We rake out the old mastic and clean the joint.
- We pack any deep gaps so the mastic sits at the right depth.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- The mastic is finished to sit tidily against the stone or brick.
Before we arrive
- Where the joints are inside, avoid wetting them before we arrive
- Tell us about any previous sealing or DIY attempts
- On commercial sites, let us know about site rules
How to get a quote
Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. When it suits you, phone 0345 464 0079 or send us an email.
Related advice
Looking after it afterwards
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Look over the window mastic once a year
- Sort the mastic before the decorators arrive
- Get any rot dealt with first
- Avoid heavy scraping on the mastic joint
When preparing windows for paint, take care around the mastic. It can be damaged by heavy scraping.
Once mastic starts to crumble, rain gets in. That water can reach the timber frame and the wall so early renewal protects both.
Frames and glazing around High Beech
Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Forty Hall (about 4.4 miles west) are a reminder that the area around High Beech has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
Schools such as High Beech CofE Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. If you live in an older home near Holy Innocents Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.
