Bathrooms and kitchens in Bradwell

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.

For landlords with property near Braintree Freeport station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. If you live in an older home near Parish Church of the Holy Trinity, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Bathroom resealing in Bradwell

We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the bead is not stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. We work on wet rooms, baths and sinks & splashbacks, and people most often call us about water escaping at the shower enclosure and damp behind the bath or under the tray.

Somewhere as small as Bradwell, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

The work is covered for a year after we finish. If there’s a problem with it, please phone 0345 464 0079 or send us an email.

Leave it or put it right?

Running new silicone over the old joint can look tidy for a few weeks, but it cannot stick to what’s underneath. Water creeps under it and mould follows. In a small place like Bradwell, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Your questions about bathroom resealing in Bradwell

Is Bradwell in your area for bathroom resealing?

Yes, Bradwell is within the area we cover. Our work covers London and the South East. Just phone 0345 464 0079 or drop us an email with a few details of the job, and we will give you a clear quote.

Will you come out to Bradwell?

Yes. Bradwell is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you get rid of the black mould in my sealant?

Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

How long does it take to reseal a bath or shower?

It takes half a day or less for one room, longer when the kitchen is included. We’ll confirm how long your job needs when we quote.

Do you remove the old sealant?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

What information do you need?

A short description and the location, plus pictures if you have them. We’ll ask anything else we need to know.

Do you work for letting agents?

Yes, regularly. We can quote for several properties at once, and between tenancies is a good time for the work.

Surface by surface

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.

What happens on the day

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the amount of work. In a small place like Bradwell, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Give the silicone its full cure time
  • Stick to a soft cloth and a mild cleaner
  • Check the joints every few months for splits or lifting
  • Dry worktop joints after washing up

Do not stand bottles along the bead, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

Do you need bathroom resealing in Bradwell?

The wrong product fails fast. Acrylic caulk and general-purpose sealants aren’t designed for a joint that is wet every day, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.

The most common problems we see are:

  • Shrunken sealant along the back of a worktop
  • Damp behind the bath or under the tray
  • Leaking joints on a shower screen
  • Gaps where the bath or tray has moved

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
