What bathroom resealing looks like in Little Braxted

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

In the older streets around Church of St Nicholas, older homes can move a little, which is hard on rigid grout and tired sealant. For landlords with property near Witham station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Little Braxted is about 1 mile east of Witham, in Essex. Across the CM8 area, we can carry out bathroom resealing at your property. Our Essex coverage runs to 644 places, and Little Braxted is one of them. For nearby work, see our Chelmsford page, about 9 miles away.

Bathroom resealing in Little Braxted

A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on wet rooms, baths and kitchen worktops & upstands, and people most often call us about leaks into the floor or ceiling below and failed sealant on the screen profile.

Around Little Braxted, it’s houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

How it works

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself usually takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the amount of work. In a small place like Little Braxted, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints

Advice

Can I do it myself?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

What we’re called out for in Little Braxted

Silicone doesn’t last for ever. Daily water, heat and cleaning products take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.

It’s worth asking for a quote if you see:

  • Black mould in the silicone that will not clean off
  • Water getting behind the kitchen upstand
  • Smears of silicone across the tiles
  • Cracked, shrunken or lifting silicone

If you look after a building such as Maltings Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What to look for in a quote

  • What the cure time is
  • How the joint is cleaned and prepared
  • Who turns up on the day
  • How hidden problems are handled

10 questions to ask before you book

Surface by surface

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.

Baths

Most bath leaks begin along the long edge, especially under a shower. It gets one smooth bead of anti-fungal silicone.

Little Braxted: your questions answered

Will you come out to Little Braxted?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Witham station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. You can call 0345 464 0079 or drop us an email with the details for a clear quote.

Can I do it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.

Can I add another job to the visit?

Of course. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.

What information do you need?

Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply phone 0345 464 0079 or email us.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Keep an eye on the corners, where splits start
  • Dry worktop joints after washing up
  • Move toiletries away from the joint
  • Use gentle cleaners on the silicone

Give the silicone time to cure before it gets wet, which is generally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning usually will not remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
