Bathroom resealing for homes and businesses in Barrow Hill

Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on shower trays & enclosures, basins & vanity units and sinks & splashbacks, and the jobs we see most are a bead that has pulled away from the tiles and gaps between the worktop and the wall.

For a small place like Barrow Hill, bathroom resealing is planned like any other job: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

What bathroom resealing looks like in Barrow Hill

Barrow Hill is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.

If you look after a building such as Mersea Island School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What sealant work cannot fix

New sealant can’t fix everything, and we’d rather say so up front. It will not solve:

  • Loose or hollow tiles, or failed tanking behind them
  • A tray or bath that is cracked through
  • Water coming from the plumbing rather than the joint

If in doubt, call 0345 464 0079 or send us an email and we’ll say what we think before you book.

Surfaces we seal

  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Basins & vanity units
  • Baths
  • Wet rooms

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Wipe the sealant dry after showering
  • Dry worktop joints after washing up
  • Clean with a mild bathroom cleaner and a soft cloth
  • Keep the fan on for a while after bathing

Check the sealant now and then. A small split or a corner lifting is easy to spot, and if anything looks wrong, just call 0345 464 0079 or send us an email.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

How we quote for bathroom resealing

You’ll get a clear quote before we start. It takes into account:

  • Whether old sealant or filler has to be cut out
  • When we can work, for business premises
  • The type of sealant required
  • How many rooms, windows or areas are involved

What it costs depends on how much there is to do, how much old material has to come out and access to the work. We give a clear quote before we start.

What we need to know

To make quoting easier, let us know:

  • The rough size of the job
  • Photos by email, if that’s easy
  • Any access issues, like height or stairs
  • Whether it has been sealed before

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. When it suits you, phone 0345 464 0079 or email us.

Common problems we fix in Barrow Hill

No sealant lasts indefinitely. Daily water, heat and cleaning products slowly wear it down, so its life depends on how the room is used, cleaned and aired.

People normally contact us when they notice one of these:

  • Damp behind the bath or under the tray
  • Lumpy, uneven sealant from a DIY attempt
  • Mouldy sealant that has gone black
  • Sealant that has split, shrunk or peeled away

Our hiring checklist

What happens on the day

We keep the work tidy and contained to the area we are working on. The job normally takes half a day or less for one room, longer when the kitchen is included, and we explain the cure time before we leave. Somewhere like Barrow Hill needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

Preparing for the visit

  • Tell us about any water getting in
  • Mention any tricky access
  • Mention any parking rules near the property

Leave it or put it right?

The difference in a professional reseal is mostly what you do not see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead won’t last. Older cottages and farmhouses around Barrow Hill can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

Why us?

  • White, clear, grey or coloured to suit, where the product allows
  • Experience in homes, commercial sites and hotels
  • One-year guarantee on every job
  • Approved under the ARBOMaster scheme

Barrow Hill: your questions answered

Can you help a landlord with a rental near Wivenhoe station?

Yes, landlords and agents are among the people we work for. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear quote.

Is Barrow Hill within the area you cover?

Yes, Barrow Hill is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is it OK to put new sealant on top of the old bead?

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

Can I choose the colour of the sealant?

There’s a choice: white, clear and colours to suit tiles and worktops. We’ll talk it through when we quote.

Is there any odour?

Some sealants have a smell while they cure. Ventilation helps.

How long does a bath or shower reseal take?

That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.

Do you guarantee your resealing?

Yes. All our work comes with a 12-month guarantee.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
