How we handle bathroom resealing in Peldon

A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. If you are dealing with a bead that has pulled away from the tiles and new sealant laid over old sealant that is now lifting, we can help.

In a village or hamlet like Peldon, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

All of our work is guaranteed for twelve months.

What happens if it’s left?

A quick bead over the top of the old one might look better for a while, but it can’t stick to what’s underneath. Water creeps under it and mould follows, so the next person has twice as much to remove. In a small place like Peldon, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

Can you help a landlord with a rental near Wivenhoe station?

Is white the only colour available?

There’s a choice: clear, white and colours chosen to suit the room. We can help you pick when we quote.

Do you have insurance?

Yes. Mr Mastic is fully insured.

Will you leave a mess?

We keep the work tidy. We protect what’s around the joints.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we’re using and why.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. Our applicators cover Peldon, along with the rest of our area.

Can new silicone go straight over the old?

No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.

When it is not the sealant

In fairness, there are a few things sealant will not fix:

  • Damage behind the tiles that needs a tiler
  • Cracked or missing grout between tiles (that’s regrouting)
  • Water coming from the plumbing rather than the joint

Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.

Surfaces we seal

  • Baths
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Wet rooms

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Never pick at the silicone with a blade
  • Dry worktop joints after washing up
  • Look for lifting corners and small gaps now and then
  • Give the silicone its full cure time

Keep bottles and razors off the sealant line, as they hold water against it. A quick squeegee after showering helps the joint dry.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.

What happens on the day

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a morning or an afternoon for most single baths and showers from start to finish. In a small place like Peldon, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Getting ready for the visit

  • On commercial sites, let us know about site rules
  • Clear the area around the work
  • Mention any parking rules near the property

Related advice

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

How the job changes by surface

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

Wet rooms

Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.

Bathroom resealing in Peldon: local notes

Peldon is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For an older house near a landmark such as Church of St Mary the Virgin, older homes can move a little, which is hard on rigid grout and tired sealant. Rented homes near Wivenhoe station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
