Bathroom resealing for Feering homes and businesses

What bathroom resealing looks like in Feering

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For an older house near a landmark such as Parish Church of All Saints, walls and floors in older homes can move, and sealant and grout show it first. Managing a site like Feering Church of England Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

Feering is about 5 miles north-east of Witham, in Essex. Bathroom resealing in Feering, done properly

Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. If you have lumpy, uneven sealant from a DIY attempt and black mould in the silicone that won’t clean off, we can help, on basins & vanity units, baths and shower trays & enclosures alike.

Homes around Feering are mostly houses and cottages rather than flats. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

Each job carries a 12-month guarantee.

For landlords and businesses

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll quote.

When to call us in Feering

Silicone doesn’t last for ever. Every shower, every splash and every wipe with a cleaner slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.

These are the problems we’re asked about most:

  • Two layers of silicone, both failing
  • Failed sealant on the screen profile
  • Gaps between the worktop and the wall
  • A joint torn by a bath that flexes

If you let a flat or house near Kelvedon station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Questions to ask before booking

  • What guarantee comes with the work
  • Whether the sealant suits the joint
  • How the surfaces are prepared before sealing
  • Are they insured?

Choosing a sealant specialist

What happens if it’s left?

Sorting it now is quick: the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Wait for a leak and you may be looking at panels off, drying out and redecorating too. In a small place like Feering, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Why us?

  • We agree the colour with you first

The process

When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work begins. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In a small place like Feering, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First the area is protected and every bit of old sealant removed.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, generally around 24 hours.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Keep children and pets away from the work area
  • Move anything stored near the joints

Different surfaces, different methods

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.

Shower trays & enclosures

There are normally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Squeegee the walls and tray after use
  • Keep bottles off the sealant line
  • Give the silicone its full cure time
  • Never pick at the silicone with a blade

Do not stand bottles along the bead, because they trap water against the silicone. A quick squeegee after showering keeps water from sitting on the joint.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

Your questions about bathroom resealing in Feering

Do you cover smaller places like Feering?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you work for landlords with property near Kelvedon station?

Yes. We work for letting agents and landlords as well as householders, and several properties can be quoted together. Just ring 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear price.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us.

Will you leave a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Do I have to be there?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Will there be a smell?

There can be a smell while the sealant cures, but it fades. Ventilation helps.

How long does the new silicone need before I use the shower?

Generally after around 24 hours. We’ll tell you the cure time for the product we used.

When something else is needed

Before you book, it’s worth knowing the limits too:

  • Cracks in the tray itself rather than the joint
  • A tray that rocks until it’s re-bedded
  • Water getting in through the grout rather than the sealant

Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly.
