Bathroom resealing in Fox Street, done properly
A bead that has gone black, split or come away is worth sorting before it lets water through. A photo of the joints helps when you phone 0345 464 0079 or send us an email, and we’ll send you a clear quote before any work starts. We work on kitchen worktops & upstands, sinks & splashbacks and wet rooms, and the jobs we see most are a bead that has pulled away from the tiles and splits where the tray meets the wall.
For a small place like Fox Street, bathroom resealing is planned like any other job: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.

Work for landlords, hotels and businesses
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
Questions from Fox Street
Is Fox Street within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
I let a flat near Hythe station. Can you help?
Yes, landlords and agents are among the people we work for. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear quote.
Can mouldy silicone be sorted out?
Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
Is the work guaranteed?
Yes. We give a 12-month guarantee on every job, and we are fully insured.
Are you fully insured?
Yes. Full insurance covers our work.
When can I use the bath or shower again?
We give you the cure time before we leave, and it’s generally around 24 hours. Getting it wet too early can spoil the new joint.
Do the sealants smell?
There can be a smell while the sealant cures. Ventilation helps.
Are you ARBOMaster approved?
Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
How the job changes by surface
Kitchen worktops & upstands
Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out.
Shower trays & enclosures
The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.
Bathroom resealing around Fox Street
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.
For landlords with property near Hythe station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Schools such as Roach Vale Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Do you need bathroom resealing in Fox Street?
Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, and a tray that isn’t fully bedded can rock. That movement works at the bead until it splits or peels away.
Keep an eye out for these signs:
- Gaps where the bath or tray has moved
- Water escaping at the shower enclosure
- New sealant laid over old sealant that is now lifting
- A bead that has pulled away from the tiles
In the older streets around Church of St John, walls and floors in older homes can move, and sealant and grout show it first.

What we do, step by step
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a couple of hours for a single bath or shower, and the area is left clean. In a small place like Fox Street, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- We cover the area around the joints we’re working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Before we arrive
- Move anything stored near the joints
- For business premises, tell us about site rules or sign-in
- Tell us about access, such as stairs, a lift or high-level joints

How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Check the joints every few months for splits or lifting
- Keep scourers and sharp tools away from the bead
- Do not let bottles sit on the bead
- Give the silicone its full cure time
In a kitchen, don’t let water sit along the back of the worktop and keep hot pans off the bead. A dry joint lasts longer.
Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
When something else is needed
A few problems are outside what sealant work can do:
- Failed grout lines across the wall
- Water coming from the plumbing rather than the joint
- Cracks in the tray itself rather than the joint
Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly.

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
