Bathroom resealing for High Roding homes and businesses

About our bathroom resealing in High Roding

Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We are often asked to deal with water getting behind the kitchen upstand and a reseal done over the top of the old bead, on wet rooms, kitchen worktops & upstands and baths.

For a small place like High Roding, bathroom resealing is planned like any other job: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

Why act early in High Roding

Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. Around High Roding, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Bathroom resealing in High Roding: local notes

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.

Rented homes near Stansted Airport station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you live in an older home near Parish Church of St Mary, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

High Roding is about 8 miles east of Bishop's Stortford, in Essex. If you need bathroom resealing in High Roding, it’s easy to get a quote: please call 0345 464 0079 or email us. What affects the cost of bathroom resealing

We do not publish a price list. The quote depends on:

  • Mould in or behind the old joints
  • Access and height
  • The number of rooms or windows
  • The number and length of the joints

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and send you a clear quote before work begins.

What we need to know

Photos help, but a description is a good start. Try to tell us:

  • A few photos by email, if you can
  • If someone has resealed it before
  • Whether it’s a home or a business
  • The rough size of the job

For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we will explain what’s involved.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Never pick at the silicone with a blade
  • Dry the bead with a towel now and then
  • Move toiletries away from the joint
  • Open a window or run the fan so the room dries

Wipe up standing water along the worktop joint and keep hot pans off the bead. A dry joint lasts longer.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.

When it isn’t the sealant

To be straight with you, some problems need a different trade:

  • A tray or bath that is cracked through
  • Tiles that have come away from the wall
  • A bath or tray that moves because it is not properly supported

Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly.

DIY versus a professional finish

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

Work for landlords, hotels and businesses

We work for landlords and agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

High Roding questions

Do you work for landlords with property near Stansted Airport station?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we’ll give you a clear price.

Will you come out to High Roding?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you reseal kitchen worktops and sinks too?

Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.

How long does it take to reseal a bath or shower?

A single bath or shower takes about a couple of hours, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Can I choose the colour of the sealant?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

Do you hold any approvals?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

How the visit works

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. It usually takes two to three hours for a typical bath, depending on how much old sealant there is. Somewhere as small as High Roding, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by protecting the area and stripping out the old bead.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

Preparing for the visit

  • Keep children and pets away from the work area
  • Let us know if you’ve seen damp or leaks
  • Mention any parking rules near the property
