Little Baddow Bathroom Resealing
Bath, shower, basin, wet room, worktop and sink resealing for Little Baddow, backed by a one-year guarantee. Ask us for a quote.
- Shrunken sealant along the back of a worktop
- Black spots spreading through the bead
- Water getting behind the bath panel
Aftercare tips
Aftercare is simple:
- Dry the bead with a towel now and then
- Don’t leave water standing on kitchen joints
- Do not let bottles sit on the bead
- Wait for the cure time we give you
Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.
Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

Should I try it myself first?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Bathroom resealing in Little Baddow: local notes
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
For landlords with property near Beaulieu Park station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Little Baddow questions
Is Little Baddow in your area for bathroom resealing?
Yes. Our work covers London and the South East, and Little Baddow is part of that. Just ring 0345 464 0079 or email us with a few details of the job.
I let a flat near Beaulieu Park station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear price.
Can I add another job to the visit?
Yes. More than one area can be quoted together.
Do you remove the old sealant?
Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
Is it OK to put new sealant on top of the old bead?
No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
Can I choose the colour of the sealant?
Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.
Where do you work from?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
Do I have to be there?
If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.
Surface by surface
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.
Wet rooms
Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.
What affects the quote in Little Baddow
Your quote is based on your job. We take into account:
- Which sealant suits the joint
- When we can work, for business premises
- The size of the job
- The number of rooms or windows
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.
Asking for a quote
When you call or email, it’s useful to know:
- How we’d reach the joints
- How many joints, rooms or windows are involved
- Pictures of the joints, sent by email
- If someone has resealed it before
Asking for a quote is easy: let us know what needs doing and where. A few pictures by email make the job easier to understand, and we’ll take it from there.
What happens if it’s left?
You don’t need a new bathroom because the sealant looks bad. Replacing the joint is normally all it takes, provided the bath, tray and tiles are in good order. If we find a deeper problem, you will hear it from us. Older cottages and farmhouses around Little Baddow can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

The process
We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. It normally takes a morning or an afternoon for most single baths and showers. Somewhere as small as Little Baddow, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, usually around 24 hours.
Before we arrive
- Mention if the joints have been sealed before
- Clear the area around the work
- Mention any leaks or damp you’ve noticed

What we’re called out for in Little Baddow
Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, and a tray that isn’t fully bedded can rock. That movement works at the bead until it splits or peels away.
Look out for these signs:
- Leaks into the floor or ceiling below
- Gaps between the worktop and the wall
- A messy, uneven bead from a previous reseal
- Cracked, shrunken or lifting silicone
In the older streets around Church of St Mary the Virgin, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
