Bathroom resealing for Quendon homes and businesses

Bathroom resealing for homes and businesses in Quendon

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. We’re often asked to deal with a messy, uneven bead from a previous reseal and a bead that has pulled away from the tiles, on wet rooms, shower trays & enclosures and kitchen worktops & upstands.

Somewhere as small as Quendon, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

Big or small, it’s backed by our 12-month guarantee in Quendon and across Essex.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

Why act early in Quendon

Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. In a small place like Quendon, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

What the job involves on each surface

Basins & vanity units

Basin joints are short and close to eye level: so we keep the line tidy and even, in white, clear or a colour to suit.

Baths

Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.

What we do, step by step

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. Most jobs take a morning or an afternoon for most single baths and showers. Somewhere like Quendon needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts
  • For indoor joints, keep the area dry beforehand if you can
  • Clear the area around the work

Advice

Quendon homes and their sealant

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

In the older streets around Church of Quendon, older homes can move a little, which is hard on rigid grout and tired sealant. Rented homes near Newport (Essex) station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Do the sealants smell?

There can be a smell while the sealant cures. Ventilation helps.

Do you do kitchens as well as bathrooms?

Yes, often alongside a bathroom. Next to the sink we use a food-safe product where it’s needed.

Do you have insurance?

Yes. We’re fully insured.

Can you work on commercial sites?

Yes. We have worked for hotels, offices and other businesses.

Do I need to be at home?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Can new silicone go straight over the old?

No, never. A bead laid over old silicone soon starts to come away. Every trace of the old bead is removed first.

How to look after the new joints

To keep the joints looking good and working properly:

  • Don’t leave water standing on kitchen joints
  • Never pick at the silicone with a blade
  • Move toiletries away from the joint
  • Give the silicone its full cure time

Keep bottles and razors off the sealant line, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

What affects the cost of bathroom resealing

Your quote is based on your job. We take into account:

  • Whether old sealant or filler has to be cut out
  • Any working-time requirements on site
  • Access and height
  • The type of sealant required

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

What we need to know

When you call or email, it’s useful to know:

  • Where the property is
  • A few photos by email, if you can
  • Roughly how big the job is
  • If someone has resealed it before

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. When it suits you, phone 0345 464 0079 or send us an email.
