About our bathroom resealing in Ugley Green

Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you have sealant that has split, shrunk or peeled away and a joint torn by a bath that flexes, we can put it right.

Around Ugley Green, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

What the job involves on each surface

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. We renew it in clear, white or a matched colour.

Wet rooms

Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.

Signs you need bathroom resealing in Ugley Green

Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, and a tray that is not fully bedded can rock. Over time the joint tears or pulls away from the tile.

Keep an eye out for these signs:

  • A messy, uneven bead from a previous reseal
  • Failed sealant on the screen profile
  • Gaps where the bath or tray has moved
  • Black mould in the silicone that won’t clean off

Rented homes near Elsenham station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Honest limits

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Failed grout lines across the wall
  • A cracked shower tray or bath (that needs repair or replacement)
  • A leaking waste, trap or valve

If in doubt, phone 0345 464 0079 or send us an email and we will say what we think.

Do you work for landlords with property near Elsenham station?

Can you just seal over the old silicone?

No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.

Normally after around 24 hours. We will tell you the cure time for the product we used.

Are you insured?

Yes, we’re fully insured.

Do you reseal kitchen worktops and sinks too?

Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

What do you need from me for a quote?

The location, the problem and the rough size of the job. If you can, email a few photos.

Bathroom resealing in Ugley Green: local notes

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

Schools such as Forest Hall School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. If you live in an older home near Church of St Peter, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Aftercare tips

To keep the joints looking good and working properly:

  • Avoid abrasive pads on the sealant
  • Give the silicone its full cure time
  • Open a window or run the fan so the room dries
  • Squeegee the walls and tray after use

Keep water off the new bead until it has cured, which is generally around 24 hours. After that, a quick wipe after showering helps keep it clean.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.

What happens if it’s left?

Tired sealant isn’t a reason to replace a bath or shower. A new bead often brings the whole room back, as long as the fittings themselves are sound. If something else is wrong, we’ll tell you. Where a wall is exposed, as many are in small places like Ugley Green, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, call 0345 464 0079 or send us an email for an honest opinion and a quote.

What we do, step by step

The work is kept neat and contained to the area we are working on, so you can carry on as normal. The job normally takes a couple of hours for a single bath or shower, and we tell you how long to leave it before we go. Somewhere as small as Ugley Green, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Let us know about earlier repairs to the joints
  • On commercial sites, let us know about site rules
