Bathroom resealing in Childerditch

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. If you have a reseal done over the top of the old bead and splits where the tray meets the wall, we can help, whatever the surface.

Somewhere as small as Childerditch, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

Whatever the size of the job, it’s backed by our one-year guarantee in Childerditch and across Essex.

What affects the cost of bathroom resealing

Call for a quick quote. The main things that affect it are:

  • The amount of work
  • The number of rooms or windows
  • Which sealant suits the joint
  • How much old sealant there is and how hard it is to remove

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Asking for a quote

When you contact us, these details help:

  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height
  • Whether it’s a home or a business
  • The problem you’ve noticed

Asking for a quote is easy: tell us what needs doing and where, and roughly how big it is. Photos by email help us understand the job.

What sealant work can’t fix

We will not take on work that will not last, so these are the limits:

  • Loose or hollow tiles, or failed tanking behind them
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Movement from a bath with loose feet or no proper support

If in doubt, call 0345 464 0079 or email us and we will say what we think.

Joints and surfaces we work on

  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Baths
  • Basins & vanity units
  • Sinks & splashbacks
  • Wet rooms

Can I do it myself?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Use gentle cleaners on the silicone
  • Give the silicone its full cure time
  • Avoid abrasive pads on the sealant
  • Dry the bead with a towel now and then

In a kitchen, don’t let water sit along the back of the worktop and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

Surface by surface

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop.

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Common questions in Childerditch

I let a flat near West Horndon station. Can you help?

Yes, we work for landlords and letting agents. Just call 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear quote.

Do you take on hotel work around Childerditch?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Is it OK to put new sealant on top of the old bead?

No. Sealing over the top looks fine for a few weeks, then lifts, because silicone doesn’t bond to silicone. We remove the old bead completely before resealing.

What sealant do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Are you insured?

Yes. We’re fully insured.

Can I choose the colour of the sealant?

You’re not limited to white: white, clear and colours to suit tiles and worktops. We’ll talk it through when we quote.

How long will the resealing take?

One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.

Bathroom resealing around Childerditch

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Childerditch has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

Schools such as Woodlands School Great Warley are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near West Horndon station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For an older house near a landmark such as All Saints and St Faith, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What happens if it’s left?

Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Around Childerditch, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

The process

We bring everything the job needs with us. After a quick look at the joints together, the area is protected and the work begins. It normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Somewhere as small as Childerditch, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We protect the area and cut out all of the old sealant.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

Getting ready for the visit
