What affects the quote in Ramsey

Every job gets its own quote. This is what makes a difference:

  • The old material and how stubborn it is
  • The size of the job
  • Which sealant suits the joint
  • The number of rooms or windows

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • How we’d reach the joints
  • Whether it has been sealed before
  • The address or postcode of the job
  • If it’s domestic, commercial or a hotel

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we will explain what’s involved before giving you a price.

Bathroom resealing in Ramsey, done properly

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. Typical jobs include sealant that has split, shrunk or peeled away and water getting behind the bath panel, on basins & vanity units, kitchen worktops & upstands and baths.

Somewhere as small as Ramsey, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

There’s a 12-month guarantee on every job, whatever its size.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

When to call us in Ramsey

No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner take their toll over the years, so its life depends on how the room is used, cleaned and aired.

It’s worth asking for a quote if you see:

  • A reseal done over the top of the old bead
  • Lumpy, uneven sealant from a DIY attempt
  • A joint torn by a bath that flexes
  • Shrunken sealant along the back of a worktop

If you live in an older home near Parish Church of St Michael, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What your quote should include

  • Whether VAT is included
  • The length of the guarantee
  • How long to leave it before use
  • Whether you can choose the colour

Landlords, agents and businesses in Ramsey

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.

Surface by surface

Baths

Baths move more than any other fitting, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest and isn’t torn the first time it’s used.

Wet rooms

Not every wet room leak is a sealant problem. We check the joints and say so if the fault looks to be elsewhere.

Bathrooms and kitchens in Ramsey

Ramsey is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Managing a site like Harwich and Dovercourt High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Wrabness station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Questions from Ramsey

Is Ramsey within the area you cover?

Yes. Ramsey is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Wrabness station?

Yes. We work for landlords and agents as well as householders, and several properties can be quoted together. Just ring 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear price.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Are you insured?

Yes. We are fully insured.

Is white the only colour available?

White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before resealing.

How long does a bath or shower reseal take?

One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

The process

The work is kept neat and contained to the area we are working on, so you can get on with your day. The job normally takes half a day or less for one room, longer when the kitchen is included, and we tell you how long to leave it before we go. Somewhere as small as Ramsey, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Plan for the work area to be out of bounds to pets and children
  • Tell us if parking is tricky

Why deal with it now?

Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that’s a far bigger job than a reseal. Around Ramsey, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.
