Sand mastic in Ramsey: local notes

Ramsey is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Rented homes near Wrabness station change hands often, and any sash windows need sound mastic to keep draughts and rain out. Homes close to Parish Church of St Michael include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Sand mastic for homes and businesses in Ramsey

On many period windows, sand mastic looks right and suits the building. On modern frames we’d normally use a flexible sealant and we will explain which is best for yours. We work on tenement windows, timber door frames and sash and case windows, and the jobs we see most are weathered mastic on the most exposed windows and silicone on a period window that looks wrong.

Around Ramsey, many homes face open ground, so their windows and doors take the full weather. That exposure dries out and cracks the mastic around frames and sills faster.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Landlord and commercial work in Ramsey

Housing providers, facilities teams and property managers book us too in Ramsey and across Essex. Several sites can go on one quote, and we are fully insured for the work.

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

Common problems we fix in Ramsey

Previous repairs in cement or silicone often trap water or crack away. They don’t move with the timber, and they usually need raking out.

Keep an eye out for any of the following:

  • Gaps round a timber door in stone or brick
  • Patchy fillers round a sash window
  • Draughts and rain around sash boxes
  • Tired mastic found when preparing windows for paint

If you look after a building such as Harwich and Dovercourt High School, the mastic around its windows and doors needs looking after like any other building’s.

Our hiring checklist

What affects the cost of sand mastic

We quote each job individually. These are the things that affect it:

  • How easy the joints are to reach
  • When we can work, for business premises
  • Whether there’s mould to deal with
  • Which sealant suits the joint

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Any access issues, like height or stairs
  • The type of property
  • What’s wrong with the joints now
  • The rough size of the job

If you are in Ramsey and need sand mastic, phone 0345 464 0079 or email us. A short description of the job and where it is helps us quote, and we’ll agree the price before any work begins.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Check the mastic when you check the paintwork
  • Renew mastic before redecorating the windows
  • Make sure water runs off the sill
  • Leave the new mastic unpainted

Leave the new mastic alone while it firms up. It skins over quickly but needs longer to fully harden.

Fine cracks show the mastic is starting to fail. It’s easier to renew it before it drops out.

Different surfaces, different methods

Brick reveals

Loose mastic comes out and deep gaps are packed before pointing.

Sash and case windows

A sash window’s box frame sits in the masonry opening. The gap round it is pointed with sand mastic.

Ramsey questions

Is sand mastic in a coastal place like Ramsey any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Do you cover smaller places like Ramsey?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can old silicone round a sash window be swapped for sand mastic?

Usually, yes. With the silicone removed and the joint cleaned, sand mastic is applied by hand.

What does sand mastic cost?

We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before any work starts.

How long does sand mastic take to harden?

Not straight away. The skin forms first, and the full set comes later and we will give you an idea for your job.

What is sand mastic?

It’s the traditional filler for the joint round timber windows and doors. It’s made with sand and a linseed-oil-based binder.

Is it worth trying it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

Do you offer different sealant colours?

Yes. White, clear and grey are common, and other colours are available for many products, and we agree the colour with you before any work starts.

What happens on the day

The work is kept neat and contained to the area we are working on, so you can carry on as normal. The job usually takes a few hours per window, depending on the condition of the joints. For a village or hamlet like Ramsey, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by checking each surround and agreeing the joints to renew.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic is not too thick.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. We dress the surface so it sits neatly against the masonry.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • Move anything stored near the joints
  • Mention any sign-in or site rules at work premises

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
