Bathroom resealing near Great Tey

About our bathroom resealing in Great Tey

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Great Tey. We are fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We work on sinks & splashbacks, baths and basins & vanity units, and common reasons people get in touch are water getting behind the kitchen upstand and water getting behind the bath panel.

Homes around Great Tey are mostly houses and cottages rather than flats. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

What affects the cost of bathroom resealing

We don’t publish a price list, because jobs vary so much. The quote depends on:

  • How easy the joints are to reach
  • The size of the job
  • The product the joint needs
  • How many areas need sealing

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Any previous sealing or DIY work
  • How many joints, rooms or windows are involved
  • Where the job is, and your postcode
  • The problem you’ve noticed

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Keep bottles off the sealant line
  • Wipe up water along the back of the worktop
  • Let new sealant cure fully before it gets wet
  • Never pick at the silicone with a blade

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

What we are called out for in Great Tey

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.

The most common problems we see are:

  • Gaps between the worktop and the wall
  • A joint torn by a bath that flexes
  • A bead that has pulled away from the tiles
  • A reseal done over the top of the old bead

If you live in an older home near Church of St Barnabas, older homes can move a little, which is hard on rigid grout and tired sealant.

What to look for in a quote

  • Are they insured?
  • What the quote includes, VAT included or not
  • Whether the sealant suits the joint
  • How hidden problems are handled

What sealant work can’t fix

It helps to know what we can’t do too:

  • A leaking waste, trap or valve
  • Movement from a bath with loose feet or no proper support
  • Failed grout lines across the wall

Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly.

What the job involves on each surface

Basins & vanity units

On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, in white, clear or a colour to suit.

Baths

A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point and isn’t stretched when it’s used.

Questions from Great Tey

Do you cover Great Tey for bathroom resealing?

Yes. Our work covers London and the South East, and Great Tey is part of that. Just phone 0345 464 0079 or send us an email with a few details of the job, and we will give you a clear quote.

Do you work for landlords with property near Chappel & Wakes Colne station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. Just phone 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear quote.

Can you reseal around my kitchen sink and worktop?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we are using and why.

Will you leave a mess?

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we are done.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover Great Tey, along with the rest of our area.

Do you have insurance?

Yes. Full insurance covers our work.

How it works

On the day, we start by going over the job with you. Surfaces next to the work are protected before any work starts. Most jobs take around two hours for one bath or shower, longer for a whole bathroom. In a small place like Great Tey, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Let us know about earlier repairs to the joints
  • For indoor joints, keep the area dry beforehand if you can
