About our sand mastic in Great Tey

Sand mastic doesn’t last for ever, leaving gaps round the window. Renewing it closes the gap so the surround looks right again. Typical jobs include draughty sash windows at the surround and mastic dropping out of the joint, on stone surrounds, tenement windows and sash and case windows.

Mastic can only go onto a dry, clean joint, so window work in Great Tey is booked around the forecast. Let us know about access to all the frames, upstairs ones included.

Our work is backed for twelve months.

What happens if it’s left?

Gaps round a sash window let in rain and draughts. Water can get to the frame and the masonry, so dealing with it now protects both. Older cottages and farmhouses around Great Tey can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll give you a clear quote for the lot.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

How the visit works

The work is kept neat and contained to the area we are working on, so you can get on with your day. The job generally takes a few hours for a single window, longer for several, and we explain the cure time before we leave. For a village or hamlet like Great Tey, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. We fill deep gaps so the new mastic is not too thick.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

Getting ready for the visit

  • Tell us about any water getting in
  • Tell us if parking is tricky
  • Mention if the joints have been sealed before

Work for landlords, hotels and businesses

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Great Tey homes and the weather

The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For an older house near a landmark such as Church of St Barnabas, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

How we quote for sand mastic

The quote reflects the job in front of us. We look at:

  • Mould in or behind the old joints
  • Whether the work is at height
  • Any working-time requirements on site
  • Which sealant suits the joint

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, call 0345 464 0079 or send us an email and we’ll give you an honest view and a quote.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • The type of property
  • How many joints, rooms or windows are involved
  • Any previous sealing or DIY work
  • Photos by email, if that’s easy

Asking for a quote is easy: let us know the job and the location. Photos by email help us understand the job, and we will come back to you with a quote.

When to call us in Great Tey

Previous repairs in cement or silicone often trap water or crack away. They don’t suit the joint, and they normally need raking out.

It’s worth asking for a quote if you see:

  • Silicone on a period window that looks wrong
  • Mastic worn away on windows facing the weather
  • Open joints round the window box
  • Wind and rain getting in round a sash window

If you let a flat or house near Chappel & Wakes Colne station, older sash windows in a rental need their mastic kept sound to keep the weather out.

What your quote should include

  • Whether you can choose the colour
  • How hidden problems are handled
  • Whether all the old sealant comes out first
  • What product goes in the joint
