Bathroom & kitchen resealing in Patching, Essex
Our applicators work in Patching on bath, shower, basin, wet room, worktop and sink resealing. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.

- Black spots spreading through the bead
Bathroom resealing for homes and businesses in Patching
A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. We’re often asked to deal with lumpy, uneven sealant from a DIY attempt and two layers of silicone, both failing, on baths, wet rooms and basins & vanity units.
In a smaller place like Patching, homes are mostly houses and bungalows rather than flats, from older cottages to newer builds. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.
Whatever the size of the job, you get the same one-year guarantee in Patching and across Essex.

What affects the cost of bathroom resealing
Every job gets its own quote. This is what makes a difference:
- When we can work, for business premises
- Whether old sealant or filler has to be cut out
- How many areas need sealing
- How much there is to do
What you pay reflects the work, not guesswork. That is why we ask a few questions first.
What we need to know
There’s no need for technical detail. Just tell us:
- Any access issues, like height or stairs
- Whether it’s a home or a business
- If someone has resealed it before
- Pictures of the joints, sent by email
Need a quote? Please call 0345 464 0079 or send us an email with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.
Should I try it myself first?
A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Honest limits
New sealant cannot fix everything, and we will tell you before we start. Sealant won’t put right:
- Cracked or missing grout between tiles (that is regrouting)
- A cracked shower tray or bath (that needs repair or replacement)
- Leaks from a shower valve, waste or pipework (a plumber’s job)
If in doubt, phone 0345 464 0079 or send us an email and we’ll say what we think.

Bathroom resealing in Patching: local notes
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Patching has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
Managing a site like St John Payne Catholic School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. If you let a flat or house near Chelmsford station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Patching questions
Do you work for landlords with property near Chelmsford station?
Yes. We work for letting agents and landlords as well as householders. You can ring 0345 464 0079 or email us with the details for a clear quote.
Do you work in hotels near Patching?
Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.
Do the sealants smell?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
Can I add another job to the visit?
Yes. More than one area can go on one quote.
When can I use the bath or shower again?
We give you the cure time before we leave, and it’s normally around 24 hours. Getting it wet too early can spoil the new joint.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Will it make a mess?
We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.
Can you just seal over the old silicone?
No, never. A bead laid over old silicone soon starts to come away, because silicone doesn’t bond to silicone. We remove the old bead completely before resealing.
How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Open a window or run the fan so the room dries
- Wipe the sealant dry after showering
- Use gentle cleaners on the silicone
- Let new sealant cure fully before it gets wet
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.
How it works
Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a couple of hours for a single bath or shower. In a smaller place like Patching, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Before we arrive
- Let us know about stairs, lifts or work at height
- Clear items away from the joints we’re working on
- Keep pets and children clear of the area while we work

Leave it or put it right?
Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. In a smaller place like Patching, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
