Bathroom resealing for homes and businesses in Aimes Green

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. Typical jobs include smears of silicone across the tiles and cracked, shrunken or lifting silicone, on kitchen worktops & upstands, baths and sinks & splashbacks.

For a small place like Aimes Green, bathroom resealing is planned like any other job: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Your questions about bathroom resealing in Aimes Green

I let a flat near Cheshunt station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners. Just call 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear price.

Do you cover Aimes Green for bathroom resealing?

Yes, Aimes Green is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or email us and let us know what needs doing, and we’ll give you a clear quote.

Where do you work from?

Mr Mastic is based in Crawley. We cover Aimes Green and the rest of Essex.

Should I try DIY first?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

What colours of sealant can you use?

White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.

Do you do kitchens as well as bathrooms?

Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Are you insured?

Yes. We’re fully insured, with over 20 years’ experience in sealant work.

What should I tell you?

The location, the problem and the rough size of the job. If you can, email a few pictures.

The process

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes a couple of hours for a single bath or shower, including the tidy-up. Somewhere as small as Aimes Green, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Getting ready for the visit

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • A leaking waste, trap or valve
  • Cracks in the tray itself rather than the joint
  • Movement from a bath with loose feet or no proper support

If you’re not sure, just ring 0345 464 0079 or drop us an email and we’ll give you a straight answer before booking.

Surfaces we seal

  • Sinks & splashbacks
  • Wet rooms
  • Shower trays & enclosures
  • Baths
  • Basins & vanity units
  • Kitchen worktops & upstands

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Wipe up water along the back of the worktop
  • Don’t let bottles sit on the bead
  • Open a window or run the fan so the room dries

Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

Landlords, agents and businesses in Aimes Green

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.

Aimes Green homes and their sealant

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you let a flat or house near Cheshunt station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Common problems we fix in Aimes Green

Silicone does not last for ever. Daily water, heat and cleaning products slowly wear it down, so its life depends on how the room is used, cleaned and aired.

Common reasons people contact us are:

  • Water escaping at the shower enclosure
  • Damp behind the bath or under the tray
  • Lumpy, uneven sealant from a DIY attempt
  • Black spots spreading through the bead

For site and facilities teams at buildings such as King Harold Business & Enterprise Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What your quote should include

  • What the quote includes, VAT included or not
  • Whether all the old sealant comes out first
  • How the colour is chosen
  • The length of the guarantee

10 questions to ask before booking

Leave it or put it right?

A clean new bead makes a room look cared for, which matters if you’re letting a property or selling it. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. Where a wall is exposed, as many are in small places like Aimes Green, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Why book with us

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
