Bathroom resealing in Fairlop

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. Common call-outs are for a bead that has pulled away from the tiles and black spots spreading through the bead, across basins & vanity units, kitchen worktops & upstands and wet rooms.

In and around Fairlop, older properties sit alongside newer ones. In older homes, walls and floors can move a little more, so the right flexible sealant matters.

We stand behind the work with a 12-month guarantee.

Sealant gun close-up on a shower enclosure wall joint

What the job involves on each surface

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.

Baths

Acrylic baths flex the most, and even steel and cast iron baths settle slightly when full. Loading the bath with water before sealing allows for it.

What affects the quote in Fairlop

Jobs vary more than people expect. The main factors:

  • The number and length of the joints
  • Which sealant suits the joint
  • How much old sealant there is and how hard it is to remove
  • Mould in or behind the old joints

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What we need to know

There’s no need for technical detail. Just tell us:

  • Where the job is, and your postcode
  • The rough size of the job
  • Whether it has been sealed before
  • Any access issues, like height or stairs

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Give the silicone its full cure time
  • Keep bottles off the sealant line
  • Dry the bead with a towel now and then
  • Never pick at the silicone with a blade

Keep water off the new bead until it has cured, which is generally around 24 hours. After that, a quick wipe after showering helps keep it clean.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

What we are called out for in Fairlop

Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.

The most common problems we see are:

  • Sealant that has split, shrunk or peeled away
  • Water getting behind the kitchen upstand
  • A reseal done over the top of the old bead
  • Leaking joints on a shower screen

Your questions about bathroom resealing in Fairlop

I let a flat near Seven Kings station. Can you help?

Yes, we work for letting agents and landlords. Just call 0345 464 0079 or email us and tell us about the property, and we’ll send you a clear quote.

Is Fairlop in your area for bathroom resealing?

Yes. Our work covers London and the South East, and Fairlop is part of that. You can call 0345 464 0079 or drop us an email and let us know what needs doing, and we’ll send you a clear quote.

Is it OK to put new sealant on top of the old bead?

No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.

What sealant do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

Where do you work from?

We work from Crawley. We cover Fairlop and the rest of Essex.

Is there any odour?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Are you insured?

Yes. We’re fully insured, with over 20 years’ experience in sealant work.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Fairlop homes and their sealant

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

In the older streets around St Francis of Assisi, timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you let a flat or house near Seven Kings station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

When it is not the sealant

In fairness, there are a few things sealant will not fix:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Movement from a bath with loose feet or no proper support
  • Tiles that have come away from the wall

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think.

What we do, step by step

Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes around two hours for one bath or shower, longer for a whole bathroom. Parking around Fairlop is normally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

Preparing for the visit

  • Move anything stored near the joints
  • Mention any tricky access
  • Tell us if parking is tricky
