Bathroom resealing in Flacks Green

It isn’t only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. Typical jobs include leaking joints on a shower screen and smears of silicone across the tiles, across basins & vanity units, baths and wet rooms.

Homes around Flacks Green are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

All of our work is guaranteed for twelve months, in Flacks Green and everywhere else we cover.

Flacks Green questions

Is Flacks Green in your area for bathroom resealing?

Yes, Flacks Green is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or send us an email and let us know what needs doing.

Is Flacks Green within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you take out the old sealant first?

Yes, every time. New silicone does not stick to old silicone, so the joint is cleaned back first.

Does someone need to be in?

If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.

Is it OK to put new sealant on top of the old bead?

No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.

Can you reseal around my kitchen sink and worktop?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.

Are you ARBOMaster approved?

Yes. We are approved under the ARBOMaster scheme.

My sealant has gone black. Can you sort it?

Yes. Once mould has grown into the silicone, it generally can’t be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

What the job involves on each surface

Basins & vanity units

Basin joints are short and close to eye level: so we keep the line tidy and even, finished in a colour that suits the basin.

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that’s needed. The bead is finished smooth so it wipes clean.

What happens on the day

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes a morning or an afternoon for most single baths and showers. Somewhere like Flacks Green needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

What sealant work cannot fix

Sealant isn’t the answer to every problem, and we’ll tell you before we start. Sealant won’t put right:

  • Cracked or missing grout between tiles (that is regrouting)
  • A tray that rocks until it’s re-bedded
  • Cracks in the tray itself rather than the joint

If you are not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer before you book.

Joints and surfaces we work on

  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Basins & vanity units
  • Shower trays & enclosures
  • Baths
  • Wet rooms

How to look after the new joints

Aftercare is simple:

  • Move toiletries away from the joint
  • Wipe the sealant dry after showering
  • Open a window or run the fan so the room dries
  • Use gentle cleaners on the silicone

Don’t stand bottles along the bead, as they hold water against it. A quick squeegee after showering helps the joint dry.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

What affects the quote in Flacks Green

The quote reflects the job in front of us. We look at:

  • The number of rooms or windows
  • When we can work, for business premises
  • The type of sealant required
  • How much old sealant there is and how hard it is to remove

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Asking for a quote

Photos help, but a description is a good start. Try to tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it’s a home or a business
  • Any access issues, like height or stairs
  • If someone has resealed it before

Getting a quote is simple: let us know the job and the location and its rough size. Photos by email help us understand the job, and we’ll come back to you with a quote.

Leave it or put it right?

You don’t need a new bathroom because the sealant looks bad. Replacing the joint is normally all it takes. If something else is wrong, we’ll tell you. Around Flacks Green, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please ring 0345 464 0079 or drop us an email and we will talk you through it.

What you get with us

  • White, clear, grey or another colour, product permitting
  • Sealant colour chosen to suit
  • Anti-fungal silicone where joints get wet
  • We leave the area clean and tidy

DIY versus a professional finish

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

What bathroom resealing looks like in Flacks Green

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Letting a property close to Hatfield Peverel station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For an older house near a landmark such as United Reformed Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you look after a building such as Terling Church of England Voluntary Aided Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
